Location: Community Association – San Antonio, Texas
Schedule: Part-Time | Approximately 25–30 Hours Per Week
Starting Pay: $28.00 per hour (Higher pay may be considered based on directly related HOA, facilities, maintenance, or property care experience.)
Availability Required: Weekends & Holidays (as scheduled)

This is more than a porter position—you'll be the hands-on professional who helps maintain the cleanliness, safety, functionality, and presentation of community amenities, pool areas, recreation facilities, restrooms, sidewalks, pavilions, sports courts, and other association assets.

What You'll Be DoingDaily Community Care & Safety

  • Perform routine site walks of common areas, amenities, sidewalks, gates, lighting, picnic areas, sports courts, and gathering spaces.
  • Identify hazards, leaks, vandalism, damaged equipment, unsecured doors, drainage concerns, and safety issues requiring follow-up.
  • Pick up litter and debris and maintain clean, welcoming community spaces.
  • Blow leaves, grass clippings, dust, and debris from hardscape and high-traffic areas, especially after mowing, storms, or windy weather.
  • Inspect restrooms and amenity interiors for cleanliness, odors, supplies, fixture function, and resident readiness.

Pool, Splash Pad & Recreation Support

  • Assist with pool deck and splash pad visual maintenance during operating season.
  • Organize pool furniture and ensure amenities remain orderly after resident use, events, or swim activities.
  • Support baseball field, playground, pavilion, and recreation area upkeep, including fence checks, gate checks, bleacher wipe-downs, dugout cleanup, and condition reporting.
  • Inspect sports courts and recreation surfaces for debris, standing water, damaged fencing, loose nets, and trip hazards.

Preventive Maintenance & Light Repairs

  • Conduct lighting inspections and replace bulbs, photocells, and minor components when appropriate.
  • Perform minor repairs involving doors, hinges, handles, gate hardware, restroom accessories, signage, and small fixture components.
  • Complete touch-up painting, caulking, sealant repairs, and cosmetic maintenance in high-traffic areas.
  • Inspect gutters, downspouts, roof edges, drainage points, splash blocks, and building exteriors for clogs, overflow evidence, debris, or minor repair concerns.

Technical Maintenance Support

  • Perform routine maintenance and repairs on building interior systems, including plumbing, electrical components, HVAC-related equipment, and general facilities systems.
  • Utilize hand tools, electrical testing devices (such as ohmmeters), and mechanical equipment to troubleshoot maintenance issues.
  • Read basic schematics and technical diagrams when diagnosing electrical or mechanical concerns.
  • Assist with plumbing repairs and preventive maintenance to keep community facilities operational.

Cleaning, Power Washing & Seasonal Projects

  • Pressure wash pool decks, splash pad areas, sidewalks, bathrooms, monument areas, pavilions, and other high-use surfaces.
  • Deep clean amenity buildings, meeting rooms, storage areas, windows, entry glass, vents, and restroom finishes.
  • Assist with storm preparation, storm cleanup, annual refresh projects, pool season setup, furniture inspections, and special community events.

Inventory, Reporting & Resident Service

  • Maintain work logs for completed tasks, supply usage, propane levels, deferred items, and vendor-level repair recommendations.
  • Monitor inventory of bulbs, paint, caulk, cleaning supplies, pressure washer consumables, PPE, tools, and maintenance materials.
  • Communicate professionally with residents, Board Members, vendors, lifeguard staff, and management.
  • Provide courteous customer service when addressing resident questions or concerns.

What We're Looking For

We're seeking a dependable, proactive professional who can work independently with minimal supervision while maintaining high standards of safety, quality, and community presentation.

Preferred Experience

  • HOA or apartment maintenance
  • Commercial or residential property maintenance
  • Facilities or building maintenance
  • Groundskeeping or porter services
  • Janitorial and deep-cleaning operations
  • Parks, recreation, school, or municipal maintenance
  • General repair and preventive maintenance programs

Technical Skills

  • Plumbing repairs and maintenance
  • Electrical troubleshooting and lighting systems
  • HVAC system maintenance and repair
  • Carpentry and minor construction repairs
  • Painting, caulking, and cosmetic restoration
  • Pressure washing and specialized cleaning equipment
  • Familiarity with CMMS/work-order systems is a plus
  • Knowledge of PLCs or advanced electrical systems is a bonus, but not required

Physical & Schedule Requirements

This is an active, outdoor role. Candidates must be able to:

  • Work in Texas heat, humidity, rain, wind, and seasonal weather conditions.
  • Stand, walk, bend, kneel, reach, climb stairs, lift, carry, push, and pull throughout the shift.
  • Safely lift maintenance supplies, tools, small equipment, trash, and propane tanks using proper lifting practices.
  • Work around pools, splash pads, sports courts, restrooms, pavilions, sidewalks, and community gathering areas.
  • Work weekends, holidays, special events, pool season schedules, and storm-response periods as needed.

A valid driver's license and reliable transportation are required.
