Area Director of Property Maintenance – Laguna Phuket
The Head of Property Maintenance is responsible for leading and overseeing all facilities and maintenance operations across Laguna Phuket's existing residential, commercial, private, and public areas. This role ensures that all residential properties, related common area infrastructure and shared amenities are maintained to the highest standards of safety, functionality, aesthetics, and sustainability.
Key Responsibilities
- Lead and oversee all property maintenance and facilities management across residential, commercial, private, and public areas within Laguna Phuket
- Develop and implement preventive and corrective maintenance programs to ensure asset longevity and operational reliability
- Manage and mentor maintenance teams and oversee external contractors and service providers
- Plan, manage, and control maintenance budgets, CAPEX/OPEX, and procurement activities
- Ensure full compliance with health, safety, environmental, and regulatory standards
- Oversee utilities, MEP systems, landscaping, infrastructure, and common-area facilities
- Conduct regular inspections, audits, and condition assessments; prioritize and execute remedial works
- Implement best practices, systems, and technology to improve efficiency, sustainability, and service quality
- Coordinate closely with operations, hospitality, residential management, and stakeholders to minimize disruption and maintain service standards
Experience Required
- Bachelors degree in engineering, facilities management, building services, or a related discipline
- Minimum 10–15 years experience in property maintenance or facilities management, with at least 5 years in a senior leadership role
- Proven experience managing large-scale, mixed-use developments, resorts, or integrated communities
- Strong technical knowledge of building systems (MEP, HVAC, utilities, infrastructure)
- Industry certifications such as;
- Professional Engineering License (Thailand) or eligibility for registration with the Council of Engineers (COE),
- Certified Building Inspector (Thai Building Control Act) or strong working knowledge of statutory inspection requirements,
- Occupational Safety, Health and Environment (OSH) Officer certification as required under Thai labor law (or ability to appoint/manage certified officers), and/or,
- Fire Safety and Fire Prevention training/certification in accordance with Thai regulations
- Demonstrated experience in budget management, contractor management, and CAPEX planning
- Solid understanding of health, safety, and environmental compliance in a resort or property environment
- Strong leadership, communication, and stakeholder management skills
- Excellent verbal and written communication skills in both Thai and English is essential
