Job Summary — General Manager (Real Estate / Property Development)

A leading real estate development company is seeking a dynamic and results-driven General Manager to lead and optimize end-to-end operational functions across its property portfolio. This role requires a seasoned professional with strong, hands-on experience managing the full development lifecycle—from land acquisition and feasibility analysis through project execution, sales, and post-handover operations.

The successful candidate will play a critical role in driving operational excellence, enhancing project performance, and partnering with executive leadership to deliver strategic growth and business objectives.

Key Responsibilities

  • Lead and oversee cross-functional operations throughout the property development lifecycle, including:
    • Land Acquisition & Feasibility
    • Project Planning & Design
    • Construction Management
    • Budgeting & Cost Control
    • Sales & Marketing Execution
    • Legal & Regulatory Compliance
    • Customer Experience & After-Sales Services
  • Conduct comprehensive feasibility studies, including financial modeling, ROI analysis, and risk assessments to support investment decisions.
  • Manage multiple development projects (residential, commercial, and mixed-use), ensuring delivery within timeline, budget, and quality standards.
  • Monitor project pipelines, resource allocation, and operational schedules to support sustainable growth and portfolio expansion.
  • Establish and implement KPIs, SOPs, and reporting systems to enhance governance, operational efficiency, and cross-department collaboration.
  • Collaborate closely with senior management and Board members to support corporate strategy, business expansion, and operational transformation initiatives.
  • Coordinate with internal teams and external stakeholders, including architects, contractors, consultants, regulatory bodies, and government agencies.
  • Drive innovation and adoption of digital tools to improve project delivery efficiency and elevate customer experience.
  • Identify operational risks (e.g., project delays, regulatory constraints, market volatility) and develop proactive mitigation strategies.

Qualifications

  • Bachelor's or Master's degree in Civil Engineering, Architecture, Construction Management, Real Estate, Business Administration, or a related field.
  • Minimum of 10–12 years' experience in real estate development or property-related businesses, with at least 3–5 years in a senior leadership role (e.g., Project Director, Operations Manager, Assistant GM, or equivalent).
  • Proven track record in managing full-cycle development projects from feasibility stage through to project completion and handover.
  • Strong understanding of Thailand's real estate regulations, construction permitting processes, and property laws.
  • Commercially astute with strong analytical capabilities and the ability to balance operational execution with financial performance.
  • Demonstrated leadership in managing cross-functional teams, developing talent, and engaging stakeholders effectively.
  • Excellent communication skills in English.
