Vice President of Development
About the job Vice President of Development
Responsibilities:
- Understands business needs of InSite PG and SecureSpace to develop project requirements
- Coordinates with Acquisitions and Finance on project funding and closings
- Creates and manages project schedules from concept design through start of construction
- Performs site evaluations and make recommendations for sites selected by the acquisitions team
- Collaborates with various departments throughout the development process to ensure timely completion of all objectives and milestones
- Understands project entitlements and implementation of approval requirements
- Oversees budget and schedules projects for construction
- Manages regular reports and schedules for projects during construction
- Assists with multiple and complex entitlement processes.
- Oversees and manages all aspects of the development including design, entitlement/government approvals, project budgets, and financial feasibility
- Oversees and reviews general contractors detailed construction budget and schedule. Reviews monthly updates to ensure coherent sequencing, logic and contractual milestones dates
- Evaluates and approves general contractors monthly requisitions. Review change order requests for both entitlement and pricing
- Closely monitors general contractors QC/QA programs to ensure that execution of the work is in compliance with Project quality standards, as well as regulatory and contract requirements
- Manages the closeout of the project
- Other projects and duties expected of a development manager of the real estate department.
Other Functions:
- Must be willing to travel to other company sites as necessary
- Must be able to work extended hours and weekends as needed
- Other duties as assigned
Requirements
Skill and Experience:
- A Bachelors degree required. Architectural or Engineering highly preferred
- A minimum of 7-10 years of managerial experience in the development of multiple properties and/or retail chain development experience
- Strong analytical, problem solving, strategic planning, and project management skills
- Experienced in leading teams of consultants
- Experience leveraging broker communities
- Knowledge to assess and mitigate risks in the transaction, entitlement and development processes
- Excellent negotiation skills with the ability to sell your ideas and the rationale behind them
- Has exhibited a high degree of self-motivation, integrity and success in past endeavors
- Excellent written and oral communication skills
- Ability to work in a fast-paced environment where deadlines are essential
- Ability to handle multiple transactions and projects simultaneously
