Role Overview 

We are seeking an experienced and commercially driven Senior Purchasing Executive (Land Acquisition) to support the identification, evaluation, and acquisition of high-potential land opportunities across Sri Lanka. The successful candidate will play a critical role in expanding the company's development portfolio by sourcing suitable land parcels, managing negotiations, coordinating due diligence activities, and ensuring smooth acquisition processes. This position requires strong market knowledge, negotiation skills, and the ability to work closely with landowners, surveyors, legal professionals, and regulatory authorities throughout the acquisition lifecycle. 

Key Responsibilities

• Identify and acquire suitable land opportunities for residential and commercial development projects.
• Research and evaluate land opportunities based on development potential, accessibility, location, and commercial viability.
• Conduct market assessments and site inspections to identify promising acquisition opportunities.
• Negotiate with landowners and relevant stakeholders to secure favorable acquisition terms.
• Manage the end-to-end land acquisition process from initial identification through to transaction completion.
• Coordinate with surveyors, lawyers, government authorities, and other stakeholders to facilitate acquisitions.
• Review title deeds, survey plans, zoning requirements, approvals, and legal documentation related to land transactions.
• Assess land suitability while ensuring compliance with applicable development regulations and approval requirements.
• Maintain accurate acquisition records, databases, reports, and supporting documentation.
• Monitor land market activities and identify emerging opportunities aligned with business expansion plans.
• Provide regular updates and reports on acquisition progress, negotiations, and project status.
• Support due diligence activities and coordinate documentation required for successful acquisitions.

Candidate Profile

• Minimum 1 year of relevant experience in Land Acquisition, Property Purchasing, Real Estate, or a related field.
• Experience within the real estate or property development industry will be preferred.
• Good knowledge of BOI land regulations, zoning requirements, land approvals, and development procedures.
• Strong understanding of title deeds, survey plans, legal documentation, and land ownership verification processes.
• Excellent negotiation, interpersonal, and communication skills.
• Strong relationship-building ability with landowners, government authorities, and industry stakeholders.
• Good analytical skills with the ability to assess development opportunities and commercial viability.
• Ability to manage multiple acquisition opportunities simultaneously.
• Willingness to travel extensively for site visits, inspections, and stakeholder meetings.
• A valid driving licence will be an added advantage.
• Strong attention to detail and record-keeping capabilities.
• Age below 40 years.
