Role Overview
We are seeking an experienced, technically strong, and commercially driven Senior Facility Manager to lead facility operations across complex commercial buildings and multi-tenant properties.
The selected candidate will be responsible for ensuring infrastructure reliability, uninterrupted operation of critical systems, preventive maintenance, regulatory compliance, budget control, vendor performance, sustainability, and tenant satisfaction.
Key Responsibilities
- Oversee day-to-day operations and maintenance of commercial facilities and multi-tenant buildings.
- Ensure the reliable operation of HVAC, chiller, VRV, and VRF systems.
- Monitor critical electrical infrastructure, including generators, automatic transfer switches, and associated power systems.
- Develop, implement, and monitor preventive and predictive maintenance programmes.
- Monitor Building Management Systems and respond promptly to alarms, faults, and performance concerns.
- Ensure uninterrupted operation of critical building infrastructure and essential services.
- Conduct regular inspections to assess the condition, safety, and performance of facilities and equipment.
- Coordinate planned, reactive, and emergency maintenance activities.
- Manage facility refurbishment post-care, rectification work, and defect-resolution processes.
- Lead building refurbishment, modernization, system-upgrade, and infrastructure-improvement projects.
- Prepare project scopes, technical specifications, budgets, schedules, and implementation plans.
- Monitor project quality, expenditure, timelines, risks, and contractor performance.
- Develop and manage facility-management budgets, including CAPEX and OPEX.
- Monitor operational expenditure and identify opportunities for cost optimization.
- Support annual budgeting, forecasting, procurement planning, and financial reporting.
- Manage service providers, contractors, consultants, suppliers, warranties, and maintenance agreements.
- Establish and monitor service-level agreements and vendor-performance indicators.
- Review contractor quotations, proposals, invoices, work completion, and compliance documentation.
- Ensure compliance with occupational health and safety, environmental, fire, and regulatory standards.
- Maintain statutory inspection records, licences, certificates, maintenance logs, and audit documentation.
- Coordinate emergency response, business continuity, evacuation, and incident-management activities.
- Identify operational risks and implement appropriate preventive and corrective measures.
- Drive energy-efficiency, sustainability, waste-management, and resource-optimization initiatives.
- Monitor utility consumption and recommend improvements to reduce operating costs and environmental impact.
- Maintain strong relationships with tenants and respond promptly to facility-related concerns.
- Conduct tenant meetings and service reviews to understand requirements and improve satisfaction.
- Prepare regular facility-performance, maintenance, budget, compliance, vendor, and project reports.
- Lead and guide the facility-management team while promoting accountability and service excellence.
- Collaborate with security, housekeeping, administration, finance, procurement, engineering, and property-management teams.
- Support continuous improvement initiatives that strengthen facility reliability and operational performance.
Candidate Profile
- Bachelor's degree in Mechanical Engineering or Electrical Engineering.
- Recognized professional qualification in Facilities Management.
- Minimum 5 to 10 years of experience in commercial facility management.
- At least 3 years of experience in a senior-level facility-management role.
- Strong technical knowledge of HVAC, chillers, VRV/VRF systems, and associated mechanical services.
- Experience managing generators, automatic transfer switches, electrical distribution, and critical power infrastructure.
- Hands-on experience using and monitoring Building Management Systems.
- Proven experience managing commercial buildings, multi-tenant offices, or large-scale facilities.
- Practical experience handling preventive maintenance, breakdown maintenance, and emergency repairs.
- Experience managing building refurbishments, modernization projects, or system upgrades.
- Strong understanding of facility-management budgeting, CAPEX, OPEX, and cost control.
- Experience managing vendors, contractors, warranties, service contracts, and SLAs.
- Good knowledge of health, safety, environmental, fire, and building compliance requirements.
- Experience in energy management, sustainability, and utility optimization will be an advantage.
- Professional certifications such as CFM, FMA, LEED Green Associate, or BEE Energy Manager will be an added advantage.
- Strong leadership, decision-making, and team-management skills.
- Excellent technical troubleshooting, analytical, and problem-solving abilities.
- Strong commercial awareness and negotiation skills.
- Good communication, presentation, and stakeholder-management skills.
- Ability to manage multiple priorities, projects, and operational issues simultaneously.

- Ability to respond to facility emergencies outside standard working hours when necessary.
