About the job Quantity Surveyor (HVAC/ACMV)
About The Role:
We seek an experienced Quantity Surveyor with specialized expertise in Air Conditioning, HVAC, and ACMV (Air Conditioning and Mechanical Ventilation) systems. This role is pivotal for managing cost estimation, tender evaluation, contract administration, and project delivery of complex mechanical systems across commercial and institutional projects. The successful candidate will combine strong technical knowledge of HVAC/ACMV systems with proven quantity surveying expertise and a track record of delivering projects on budget and on schedule.
Key Responsibilities:
Cost Estimation & Tender Management
- Prepare detailed cost estimates and preliminary project budgets for HVAC/ACMV installations
- Evaluate and manage tender processes; prepare tender documents, specifications, and bills of quantities for mechanical systems
- Analyse contractor quotations and prepare comparative cost reports; identify cost-saving opportunities without compromising quality
- Negotiate contracts with HVAC/ACMV contractors and suppliers to secure competitive rates
Project Administration & Contract Management
- Monitor project expenditure and maintain cost controls throughout all project phases
- Manage variations, claims, and change orders; assess financial impact of design changes and project modifications
- Conduct site inspections and measure completed work to verify progress claims and payment certifications
- Process contractor invoices and prepare certified payment certificates in accordance with contract terms
Technical Coordination & Quality Assurance
- Liaise with MEP engineers, architects, and main contractors to ensure accurate specifications and compatibility
- Review technical documents, system schematics, and equipment datasheets for HVAC/ACMV systems
- Ensure contractor compliance with technical specifications, safety standards, and local building regulations
Reporting & Documentation
- Prepare detailed cost reports, financial summaries, and project completion certificates Maintain comprehensive project records, including contracts, specifications, and correspondence
- Provide regular updates to project management and senior stakeholders on cost status and
project financial health
Key Qualifications & Experience:
- Diploma or Degree in Quantity Surveying, Construction Management, or related discipline (RICS accreditation or equivalent preferred)
- Certification or formal training in HVAC/ACMV systems design and operations Professional membership with recognized quantity surveying bodies (RICS, AIQS, or equivalent)
- Minimum 7 years experience as a Quantity Surveyor with at least 5 years dedicated to HVAC/ACMV or mechanical systems projects Proven track record managing tender processes, cost estimation, and contract administration on multiple HVAC/ACMV projects valued at RM 2 million and above
- Experience with commercial, institutional, or industrial HVAC installations (shopping malls, hospitals, office buildings, data centres, etc.)
- Hands-on involvement in site inspections, progress monitoring, and contractor coordination for mechanical systems Experience with Malaysian building regulations, industry standards, and project delivery methodologies (traditional, design-build, etc.)
Key Competencies & Skills:
- Technical Knowledge: Deep understanding of HVAC/ACMV systems, refrigeration, ductwork, control systems, and energy efficiency requirements
- Cost Management: Strong financial acumen in project budgeting, cost forecasting, and claim assessment
- Negotiation: Excellent negotiation and stakeholder management skills; ability to manage contractors and suppliers effectively
- Software Proficiency: Competence in MS Office, project accounting software, and construction management tools (e.g., Primavera, BuildSmart, or similar)
- Communication: Strong written and verbal communication skills in English and Bahasa Malaysia; ability to prepare clear reports and specifications
- Attention to Detail: Meticulous approach to documentation, specifications, and compliance; ability to identify discrepancies and resolve issues proactively
- Problem-Solving: Ability to analyse complex issues, develop practical solutions, and adapt to
changing project

Remuneration:
RM 4,500 - RM 7,000
