About the Client
Our client is a
well-established and award-winning company, based in Malaysia. In line with their expansion, they are
seeking for a dynamic Executive Director
for their projects in Southern Region.
Job Responsibilities
- To set up and head the property development company in Southern Region, inclusive of Project, Sales & Marketing, Finance & Admin, and all other divisions.
- Responsible for property development of projects overall project planning, design management, design coordination during construction, government inspections till project completion stage
- Responsible for construction work tenders management, construction works progress monitoring, works quality assurance, construction cost control, as well as liaison with both in house and external parties on all construction matters
- Developed structural scheme, managed project, oversaw program and budget
- Supervise external consultants in the preparation of Civil / Structural works
- Actively involved in the pre-qualification and tender interview of major direct contracts of the project
- Coordinated with government officials, consultants and contractors, and attended regular project and site meeting
- Provision of input and market insight into the strategic, business and budget planning processes
- Assess potential growth area and earmark specific site that is potential for property development.
- Source and evaluate potential land bank for property development / investment for top management approval.
- Carry out and ensure accurate and robust feasibility studies / sales assumption on potential projects incorporating business and company risk profile.
- Pre-empt and sharing of legal issues pertaining to land transactions.
Job Requirements
- Bachelor's Degree in Civil and Structural, Architecture, Building or related discipline with minimum 12 years of relevant working experience in property development.
- Strong written and verbal communication skills (English is a must).
- Proficient in MS Office applications.
- Excellent project management skills with the ability to organize and manage multiple priorities for maximum delivery result.
- Able to build effective and long-standing partnerships across with relevant stakeholders.
- Strong analytical skills and able to deep dive into the details while staying focused on the big picture and be able to conceptualize both problems and solutions.
- Must be prepared to define their position on significant issues and drive change when necessary.
- High standards of constructions work with successful execution experience in implementing CONQUAS, QLASSIC etc.
Remuneration
- Basic Salary: RM30,000 - RM50,000
- Fixed Allowance: RM7,000
