Job Overview:
We are seeking a detail-oriented and experienced Project Manager/Estimator to join our construction team. The ideal candidate will have a dual role in both project management and estimating, ensuring projects are accurately estimated, effectively planned, and efficiently executed. You will be responsible for managing construction projects from inception to completion, as well as preparing detailed cost estimates and budgets.
Key Responsibilities:
- Estimating:
- Prepare detailed and accurate cost estimates for construction projects, including materials, labor, equipment, and subcontractor costs.
- Analyze drawings, specifications, and other documentation to prepare comprehensive estimates.
- Solicit and evaluate bids from subcontractors and suppliers.
- Develop and maintain a database of historical project costs and unit prices for future reference.
- Project Planning:
- Develop project schedules, work plans, and resource allocation plans.
- Coordinate with architects, engineers, and subcontractors to ensure project requirements are met.
- Conduct pre-construction meetings to establish project objectives, timelines, and roles.
- Project Management:
- Oversee daily operations of construction projects, ensuring they are completed on time, within budget, and to specified quality standards.
- Monitor project progress and make adjustments as necessary to stay on track.
- Manage subcontractors, ensuring all work is performed according to contract specifications and industry standards.
- Conduct regular site inspections and address any issues or discrepancies.
- Budget and Cost Control:
- Prepare and manage project budgets, tracking all expenses and ensuring cost-effectiveness.
- Review and approve invoices, ensuring accuracy and compliance with contract terms.
- Identify potential cost overruns and implement corrective actions as needed.
- Quality Assurance:
- Implement quality control measures to ensure all construction work meets required standards.
- Conduct inspections and audits to identify and resolve any quality issues.
- Ensure all materials and workmanship comply with project specifications and industry standards.
- Risk Management and Compliance:
- Identify potential risks and develop mitigation strategies to minimize impact on project timelines and budgets.
- Ensure all construction activities comply with local, state, and federal regulations.
- Obtain necessary permits and approvals from relevant authorities.
- Communication and Reporting:
- Maintain open and effective communication with clients, providing regular updates on project status and addressing any concerns.
- Prepare and present detailed project reports to senior management and stakeholders.
- Foster positive relationships with all project stakeholders, including clients, subcontractors, and regulatory agencies.
- Team Leadership:
- Lead, mentor, and motivate project teams, ensuring a collaborative and productive work environment.
- Conduct performance reviews and provide ongoing feedback to team members.
- Promote a culture of safety, quality, and continuous improvement.
Qualifications:
- Education:
- Bachelors degree in Construction Management, Civil Engineering, Architecture, or a related field. Masters degree is a plus.
- Experience:
- Minimum of 5-7 years of experience in construction project management and estimating.
- Proven track record of successfully managing and estimating construction projects.
- Experience with construction management and estimating software (e.g., Procore, MS Project, Primavera, Bluebeam).
- Skills and Abilities:
- Strong analytical and estimating skills with a keen attention to detail.
- Excellent project management and organizational skills.
- Proficiency in reading and interpreting construction drawings and specifications.
- Strong communication and interpersonal skills.
- Ability to manage multiple projects simultaneously and meet deadlines.
- Strong problem-solving and decision-making abilities.
- Certifications (Preferred):
- Project Management Professional (PMP) certification.
- Certified Professional Estimator (CPE) designation.
Working Conditions:
- Primarily office-based with frequent visits to construction sites.
- May require working extended hours and weekends, depending on project demands.
- Occasional travel to other company locations or client meetings.
