About the job Operations Division Head (Commercial)
Role Overview
The Division Head for Operations will lead the overall performance, efficiency, and strategic direction of a portfolio of large-scale commercial assets. This role is accountable for ensuring that all properties operate seamlessly, remain financially strong, and deliver a high-quality experience for both tenants and customers. It covers both operational execution and technical oversight, including property upkeep, engineering services, tenant engagement, security, and compliance, while driving long-term asset value and sustainability.
Qualifications
- Bachelor's degree in Business Administration, Engineering, Real Estate Management, or a related field; MBA or relevant postgraduate degree is an advantage
- Minimum of 15 years of experience in commercial property or retail asset management, with at least 7 years in a senior leadership capacity
- Must currently be in a senior management or executive-level role
- Proven track record in managing multi-site portfolios and delivering strong financial results
- Solid background in both day-to-day operations and technical services (e.g., facilities, engineering, maintenance)
- Strong experience in tenant relations, lease coordination, and stakeholder management
- Demonstrated ability to lead large, cross-functional teams across multiple locations
- Strong business acumen, strategic thinking, and decision-making skills
- Deep understanding of regulatory compliance, safety standards, and risk management.
Key Responsibilities
Strategic Direction:
Set and execute strategies to enhance asset performance, operational efficiency, and long-term value across the portfolio
Portfolio Oversight:
Ensure smooth and consistent execution of on-ground functions across properties, including housekeeping, security, parking, and customer-facing services
Financial Stewardship:
Drive revenue growth and cost efficiencies; oversee budgeting, forecasting, and performance tracking to meet profitability targets
Technical & Facilities Oversight:
Lead the management of building systems and infrastructure, ensuring reliability, safety, and efficiency through robust maintenance programs
Tenant & Partner Management:
Strengthen relationships with tenants and partners to support high occupancy, retention, and alignment with overall asset positioning
Risk, Safety & Compliance:
Ensure all properties adhere to legal, safety, and environmental requirements; implement risk mitigation and emergency preparedness measures
Leadership & Capability Building:
Develop and lead high-performing teams, promoting accountability, collaboration, and continuous improvement
Customer Experience Enhancement:
Champion initiatives that improve foot traffic, engagement, and overall visitor experience to maintain competitiveness
Stakeholder Coordination:
Work closely with internal teams, service providers, and external partners to ensure alignment and execution of operational goals
Process Improvement & Innovation:
Drive continuous improvement initiatives and adopt best practices to enhance efficiency and overall asset performance
