Job Summary
- Be in charge & provide mastered quantity surveying services for stores. 360 interaction with store planning team, legal, contractors and consultants, region coverage: Worldwide (USA, Middle East, Asia, Japan, Europe, UK)
Responsibilities
Tender Preparation
- Define the project Responsibility Schedule in coordination with the store planning team.
- Provide mastered & tailor-made SOR(s) for each project/store construction within a timely manner:
- General contractor SOR
- Perimeter millworker SOR
- Others as required (MEP, lighting, structure, waterproofing, acoustics.)
- It requires planning & organising.
- A clear understanding of the store design and the scope of works.
- A tight coordination with the design & store planning team, consultants & vendors.
- A clear understanding & transcription of the tender drawings into wording.
Tender Issue
- Issue tendering letters & manage the tendering process:
- Organise page turn meetings with the different tenderers to ensure 1) documents are well received 2) well understood. Go through the SOR with them.
- Provide precise answers to tenderers RFI (request for information) and assess through the quality of their questions which tenderer is the most appropriate for the job.
- Issue SOR addendums when required, in coordination with the store planning team.
- It requires excellent communication & coordination skills (verbally & in writing)
Tender Analysis & Awards
- Upon tender return, provide SOR comparatives.
- Analyse & explain the tangible price variations between tenderers.
- Challenge the tenderers directly to understand their pricing, and request for additional information when required.
- Ensure all scopes are priced accurately to guarantee no variation costs during the construction phase.
- Challenge the tenderers on their price and provide solid negotiation leverage to the Global Head of Store Planning for Tender Awards.
- Issue Letter of Awards.
Terms & Conditions (T&C)
- Simultaneously to the SOR, provide T&C within a timely manner.
- Review conditions terms with legal team based in UK.
- Suggest projects milestones & payment terms, and have them agreed by the store planning team.
- Organise page turn meetings with the different tenderers to ensure 1) documents are well received 2) well understood. Go through the T&C with them.
- Finalise the milestones, payment terms and penalties with tenderers.
CAPEX
- Upon tender returns, consolidate all quotations in a CAPEX file and define the construction budget of each store.
- It requires to chase for all pending quotations.
- To estimate accurately the items which have not yet been priced.
- A proficient understanding of the exchange rates & shipping rates.
- Control & follow-up the CAPEX throughout the construction and ensure spending are tightly controlled.
- Control the invoices and ensure they are in line with the T&C payment terms, and with the CAPEX.
Requirements
- BA degree in quantity surveying with 10 years of work experience.
- Expert knowledge in retail construction and high-end projects.
- Like working in a family business environment, with smaller structure but where the individual matters.
- A doer able to work on complex & large-scale retail projects.
- Strategic & methodical way of thinking.
- Excellent command of English (written and spoken).
- Excellent financial and numeracy management skills & proficient in excel.
- Excellent communication, coordination and negotiating skills.
- Proactive, fast, precise and efficient.
- Problem solver & organizer.
