Job Summary:
We are seeking an experienced MEP Testing & Commissioning (T&C) Manager to oversee the testing, commissioning, and handover of mechanical, electrical, and plumbing (MEP) systems for a major mixed-use development. This role focuses on the life of building elements, ensuring optimal performance, reliability, and compliance with project specifications and industry standards. The ideal candidate will have deep technical expertise in MEP systems and a strong track record in managing testing and commissioning activities within a PMC environment.
Key Responsibilities:
- Testing & Commissioning Oversight: Lead, plan, and coordinate all MEP T&C activities for building systems, ensuring compliance with project requirements and international standards.
- Building Systems Focus: Ensure the proper functioning of HVAC, plumbing, fire protection, electrical power distribution, lighting, ELV, BMS, and other building services.
- Compliance & Quality Assurance: Verify that all MEP systems meet contractual obligations, performance criteria, and safety regulations.
- Coordination: Work closely with contractors, consultants, and stakeholders to schedule and execute commissioning activities efficiently.
- Performance Validation: Monitor system performance, conduct functional testing, and address any deficiencies before handover.
- Documentation & Reporting: Maintain comprehensive records, including commissioning plans, test results, punch lists, and final acceptance reports.
- Risk Mitigation: Identify potential issues in system performance and propose solutions to enhance system efficiency and longevity.
- Training & Handover: Ensure end-users, facility management teams, and operators receive proper training on system operations and maintenance.
- Sustainability & Efficiency: Promote energy-efficient and sustainable building practices throughout the commissioning process.
Requirements:
- Education: Bachelors degree in Mechanical or Electrical Engineering (Masters preferred).
- Experience: Minimum 15+ years of experience in MEP testing and commissioning, with at least 5 years in a PMC environment.
- Technical Expertise: Strong knowledge of HVAC, electrical, plumbing, fire protection, ELV, and BMS systems.
- Standards & Codes: Familiarity with ASHRAE, NFPA, IEEE, IEC, CIBSE, and Saudi Building Codes (SBC).
- Software Proficiency: Experience with commissioning management tools, BMS software, and performance monitoring systems.
- Project Experience: Prior involvement in large-scale commercial, residential, or mixed-use building projects.
- Communication Skills: Strong ability to coordinate across disciplines, document findings, and present reports effectively.
Preferred Qualifications:
- CxA (Certified Commissioning Authority) or equivalent certification.
- Experience with LEED commissioning and sustainability-focused projects.
- Knowledge of digital twin technology and smart building integration.
- Familiarity with Saudi Arabian regulatory and compliance requirements.
