About the job Building Manager | Central
- Lead a team of experienced Executives in managing the building operations and facilities, including outsourcing services e.g. M&E system, cleaners, security, landscapes and pest control etc.
- Manage, supervise, and check the quality of work delivered by the team and vendors. Ensure that routine maintenance works and services are carried out according to contract requirements.
- Conduct regular inspections to ensure that the building, including all M&E systems, is in good condition. Follow up with rectifications and make recommendations.
- Prepare management reports, contract reviews, and vendor performance evaluations.
- Prepare, call, evaluate, and administer quotations and tenders for preventive and corrective maintenance, repairs and replacement works, services, and supplies. Advise on selecting suitable vendor specialists and award such quotations and tenders.
- Drive sustainable initiatives with a good understanding of Green Mark requirements and standards.
- Conduct fire evacuation drills and tabletop exercises in compliance with SCDFs regulations, including CERT training and audit by the Singapore Civil Defence Force (SCDF).
- Budget control and yearly preparation of budget for Operations and Capital Expenditures
- Liaise with all relevant authorities on the Building, apply and obtain all necessary licenses and certificates. Manage and maintain proper records, files, correspondence and documents.
- Maintain good rapport with tenants and manage all tenancy matters, including fit-out/renovation/reinstatement and their feedback and requests.
- Attend to any other duties as and when required by the Management.
Requirements
- Recognised degree in Facilities / Building Services / Building Management, or equivalent
- At least 5 years of working experience in a similar capacity
- Strong leadership, good interpersonal and communication skills
- Customer service oriented with a positive attitude
- Good team player and able to work independently
- Certified Senior Fire Safety Manager would be an advantage
