Job Summary

The Business Development Manager is responsible for driving sustainable business growth through strategic client acquisition, expansion of the parking management portfolio, and development of high-value commercial partnerships. The role leads the identification, evaluation, negotiation, and onboarding of new parking sites and revenue opportunities while ensuring alignment with Parking Pro Inc.’s premium customer service standards and operational excellence. This position plays a critical role in expanding market presence, strengthening stakeholder relationships, and ensuring commercial viability of new business ventures within integrated real estate and parking operations ecosystem.

Duties and Responsibilities

Client Acquisition & Business Growth

         Identify, develop, and secure new business opportunities, partnerships, and parking management accounts across commercial, office, retail, mixed-use, and residential developments.

         Build and maintain a strong pipeline of prospective clients, property owners, developers, and corporate partners.

         Conduct market intelligence, competitor benchmarking, and feasibility assessments to identify growth opportunities.

         Develop business proposals, presentations, and financial models to support client acquisition efforts.

         Lead negotiations and discussions with prospective clients regarding parking management solutions, operational models, and service offerings.

         Collaborate with internal operational teams to ensure smooth onboarding and mobilization of newly acquired sites.

         Support expansion strategies that align with corporate growth targets and profitability objectives.

 

Contract Negotiation & Commercial Viability

         Lead contract negotiations and ensure favorable commercial terms while balancing operational feasibility and profitability.

         Evaluate financial viability, projected revenue, operational requirements, and risk exposure of new parking projects and accounts.

         Coordinate with Legal, Finance, Operations, and Technical teams to review contracts, project requirements, and compliance obligations.

         Develop pricing structures, revenue-sharing models, and commercial proposals for prospective accounts.

         Conduct due diligence and business case analysis prior to project endorsement and launch.

         Ensure all agreements and transactions comply with company policies, legal standards, and operational requirements.

 

Team Leadership & Stakeholder Management

·       Supervise and mentor Business Development support staff and ensure alignment with departmental objectives and performance standards.

·       Provide leadership in fostering a customer-centric culture, ensuring new projects prioritize service quality and customer experience from onboarding through operations.

·       Coordinate closely with Operations, Marketing, Finance, IT, and Property Management teams to support seamless project implementation

·       Prepare and present business development updates, pipeline reports, and strategic recommendations to senior management.

·       Identify process improvement opportunities and support innovation initiatives within the business development function.

Build and maintain long-term relationships with key stakeholders, clients, brokers, and business partners.

Technical Competencies and Skills

Education, Trainings and Licenses Required

• Bachelor’s Degree in Business Administration, Marketing, Real Estate Management, Finance, or related field • MBA or Master’s Degree is an advantage • At least 8–10 years of experience in business development, account management, commercial leasing, or strategic partnerships • Minimum 3–5 years in a managerial or senior managerial capacity • Experience in parking management, real estate, property development, commercial operations
