Job Summary

The Operations Assistant - Evictions is responsible for enforcement of eviction process once the customer failed to pay monthly obligations that lead to cancellation of contract. Update the occupancy status of units in the system. The role of Operations Assistant - Evictions is generally limited to serving the customers with a Notice to Vacate and supervising the removal of the customer’s belongings from the property and ensure that the unit is completely vacated, and keys were surrendered properly. From time to time expected to visit the site to personally inspect the actual occupancy of the units and issue Statement of Account to negotiate with the customer regarding their past due payments and/or secure commitment date to vacate the property. In case, customers refuse to vacate or cooperate, Operations Assistant - Evictions recommend and endorsed case file to CORM Team Lead and CORM Unit Head for final review prior to endorsement to Legal for filing of Legal Ejectment Case. Coordinate with BUILDING ADMINISTRATOR (BM) and SUBDIVISION ADMINISTRATOR (SA) to set a site visit inspection and assistance during negotiation with the customers on site. Have a regular meeting with Eviction Team Lead to discuss problematic accounts that need to be escalated to the management or Legal Department

1. Ensure that all cancelled accounts are properly reviewed in terms of occupancy and title status.

 

2. Handles Foreclosure process if the title of the cancelled account is under buyer’s name. Should be able to perform the

a. Prepares documents needed for Foreclosure proceedings. Ensures that all documents and payments are available upon filing

 

of account to RTC and for property auction.

 

b. Attend auctions and other activities related to Eviction and Foreclosure cases.

 

c. Monitors, follow-up and pick up Certificate of Sale (COS) from the Sheriff in-charge. Endorse the COS to the department

 

concerned for title annotation.

 

d. Monitors account under Redemption period and ensure that affidavit of Consolidation of Ownership papers for auctioned

 

accounts with expired redemption period are prepared on a timely manner

 

e. Sends Notice to Vacate and proceed with Eviction process once the notice expired.

3. Ensures that Eviction’s Non legal means (e.g. visit, offer payment arrangement, offer refund, cutting of water services, Pro- excel services, prepaid electricity etc.) to make the buyer vacate the unit is being done properly and in a timely manner.

 

4. Ensures that eviction case file is intact, and documents are complete prior to endorsement to Legal for filing of Ejectment

5. Regularly provide report to Eviction Team Lead regarding the statuses of units under Eviction and Legal Ejectment case.
