QUALIFICATIONS:

  • College graduate with degree in Business, Economics, Engineering, Architectural, and other related course.
  • With at least 2-3 years of work experience in Project Management, Project Development, Construction, Permits gained in Real Estate company.
  • Above-average communication skills (Verbal and Written)
  • With technical competencies and skills in:
    • Market and Site Analysis
    • Financial Feasibility Study
    • Conceptual Planning
    • Financial Management and Reporting
    • Sales and Marketing
  • Willing to work in EDSA, Mandaluyong (Head Office)
  • Willing to conduct site visit. (Project: San Jose Del Monte)

JOB SUMMARY:

The Project Development Specialist is actively involved in the development of the project from its inception to completion and turnover. Responsible in the analytical aspects of the projects, which include but not limited to market analysis, site analysis, feasibility studies, etc. Responsible for leading collaborative efforts with support teams to meet joint goals.

KEY RESPONSIBILITIES:

1. Project Inception

  • Conducts market and competitor scans via direct or on-the-ground surveys and other first-hand information.
  • Collaborates with the project technical group for site analysis and development cost implications.
  • Prepares feasibility studies and financial runs.

2. Project Planning

  • Prepares conceptual brief and planning parameters that include, but are not limited to, architectural theme, product type, open spaces and amenities plan, competitive benchmark, permits, and construction timelines.
  • Collaborates with the Permits and Licenses team for all necessary permits prior to the launch and construction of the project.

3. Project Implementation

  • Prepares and plans a budget for sales and marketing activities and general and administrative expenses.
  • Prepares financial review of the project's budgeted costs versus actual expenses.
  • Reviews price lists and recommends adjustments as needed.
  • Manages inventory from project uploading to maintenance and clean-up.
  • Prepares and analyses competitor promotions and incentives for sellers and buyers.
  • Conducts project briefings for sellers.
  • Prepares NPV impact of financing-related requests vs. standard schemes.
  • Collaborates with marketing support team for the execution of sales and marketing plans.
  • Monitors and coordinates the quality and quantity of marketing collaterals from creation to production.
  • Monitors construction progress and ensures completion of developer deliverables.

4. Project Turnover

  • Documents and disseminates information with regards to changes in construction completion and turnover schedule to all concerned units.
  • Monitors turn-over and acceptance of units by unit owners
  • Ensures that Master Deed, applicable fees and other guidelines are well-defined
  • Prepares the master deed and declaration of restrictions, and reviews house rules and fit-out guidelines.

5. Property Management

  • Facilitates the formation of Condominium Corporation
  • Ensures project upkeep and maintenance.
  • Manages general and administrative expenses.
  • Coordinates and manages the work of other units involved in the project.
