The Leasing Assistant assist in the execution of leasing activities. Duties include lease marketing and administrative works for leasing.

Description of Functions:

1. Lease Marketing

  • Leasing of short-term tenants:
    - Pop-up Inline
    - Tempo Setup
    - Food Carts
    - Food & Non-food Kiosks
    - Exhibits (Car, Seasonal, Food, Retail)
  • Invites new and popular concepts (short-term)
  • Assist in accommodating inquiries and provide assistance to prospective tenants
  • Assist in conducting ocular / site visits and inspections to prospect / incoming tenants
  • Assist in facilitating negotiations and transactions to ensure sign ups
  • Regular competitive scanning to look for new concepts/brands or trends

2. Administrative Work

  • Prepares Offer Sheet for both Local and Strategic Leasing requirements
  • Send Offer Sheet and MOAs in timely manner
  • Lease Documentation for Short-Term Tenants
    - Lot Upload Request (if necessary)
    - Monitoring of requirements
    - Monitoring of SD and prepaid rent payments
  • Renewal of Short-Term Tenants
    - Monitoring of contract (in coordination with Lease Admin)
    - Monitoring of account (in coordination with Collection)
  • Reports
    - Lease Concept Approval (short-term)
  • Monitoring
    - Masterfile for short-term tenants
    - Revenue
  • Concerns from Short-Term Tenants
    - Rent adjustment (Inter-Office Memo)

QUALIFICATIONS:

  • Graduate of a 4 year course major in Business, Marketing or Communication
  • Preferably with work background on retail/shopping center operations
  • Exposed to brands and trends in the market.
  • Understands shoppers behavior, needs and wants.
  • Able to understand retail development and targeted market as well as in identifying gaps and opportunities.
