Senior Engineer

Job Purpose

We are seeking an experienced Senior Facilities Engineer / Facilities Engineer to manage the day-to-day maintenance and operation of building MEP systems. The successful candidate will lead technical teams, coordinate specialist service providers and ensure that planned and reactive maintenance activities are completed safely, efficiently and in accordance with contractual SLAs and KPIs.

Key Responsibilities

  • Manage and supervise the daily activities of the technical team.
  • Plan and schedule manpower, materials, spare parts and specialist contractors.
  • Oversee planned, preventive, corrective and reactive maintenance.
  • Provide technical support for mechanical, electrical, plumbing, HVAC, refrigeration and building-control systems.
  • Monitor chillers, district-cooling systems and Building Management Systems.
  • Inspect completed work and ensure compliance with quality standards and contractual requirements.
  • Prepare maintenance reports, technical reports, estimates and quotations for minor works.
  • Develop and review method statements, risk assessments, permits to work and emergency procedures.
  • Act as an Approved or Authorised Person where required.
  • Coordinate with consultants, contractors, service providers, clients and government authorities.
  • Manage annual maintenance contracts and review service-provider performance.
  • Coordinate statutory inspections, testing and certification for elevators, escalators, fire systems, electrical installations, generators, BMUs, water systems, boilers and other facility assets.
  • Monitor SLA and KPI performance and ensure timely closure of work orders and helpdesk requests.
  • Manage facility transitions, defect-liability periods and project start-up activities where applicable.
  • Monitor utility consumption and implement energy-management initiatives.
  • Ensure adequate stock and inventory levels for maintenance operations.
  • Conduct site inspections, quality audits, emergency drills and toolbox talks.
  • Develop technical training plans and support technicians in becoming multi-skilled.
  • Maintain staff attendance, timesheets, training and performance records.
  • Respond to emergencies during and outside normal working hours.
  • Ensure compliance with HSE regulations, municipal requirements, government legislation and building codes.

Technical Requirements

  • In-depth knowledge of MEP systems and building-services equipment.
  • Strong knowledge of chillers, district cooling and BMS operations.
  • Experience with HVAC and refrigeration systems, including pumps, valves, AHUs, FCUs, coils, compressors, condensers and controls.
  • Knowledge of electrical systems, control panels, MV panels, SMDBs, DBs, generators and protection systems.
  • Experience with plumbing systems, pumps, piping, water systems and associated equipment.
  • Knowledge of fire-alarm cause-and-effect interfaces with MEP systems.
  • Ability to interpret drawings, blueprints, wiring diagrams, control schematics and sequences of operation.
  • Strong experience in PPM planning, reactive maintenance and emergency response.
  • Knowledge of UAE authority requirements and third-party inspection procedures.
  • Experience preparing risk assessments, method statements and permits to work.
  • Good understanding of procurement, inventory and AMC management.
  • Excellent troubleshooting and technical problem-solving abilities.
  • Good reporting, communication, customer-service and interpersonal skills.
  • Strong team-leadership, delegation, coaching and performance-management skills.

Additional Requirements

  • Ability to work under pressure and meet strict deadlines.
  • Flexibility to work extended shifts, overnight duties and attend emergency call-outs.
  • Strong safety awareness and knowledge of PTW and LOTO procedures.
  • Physically fit and capable of carrying out hands-on technical activities.
  • Scaffolding inspection or MEWP operator certification is an advantage.
  • UAE Facilities Management experience is preferred.
