BMS Technician

 Job Description:

Job Purpose

To monitor, control, and maintain the Building Management System (BMS) and ensure the efficient operation of all building services, including HVAC, electrical, plumbing, fire alarm, and other facility systems.

Key Responsibilities

  • Operate and maintain the Building Management System (BMS) to ensure all systems function efficiently.
  • Monitor HVAC, lighting, electrical, plumbing, security, fire alarm, and other building systems through the BMS platform.
  • Conduct routine inspections and operational checks of control equipment and field devices.
  • Monitor system performance and adjust parameters to maintain optimal operating conditions.
  • Troubleshoot BMS faults and coordinate corrective maintenance activities.
  • Monitor fire alarm systems, water tank levels, pumps, ventilation systems, elevators, and other critical building infrastructure.
  • Record operational and maintenance data and prepare reports as required.
  • Maintain accurate records of system malfunctions, repairs, maintenance activities, and modifications.
  • Escalate abnormalities and technical issues to the Maintenance Supervisor.
  • Support energy efficiency initiatives by monitoring and analyzing system performance data.
  • Ensure compliance with safety procedures and operational standards.
  • Perform additional duties as assigned by the direct manager.

Requirements

Education

  • Diploma in Electro-Mechanical Engineering, HVAC, Electrical Engineering, or a related technical field.

Experience

  • 2–4 years of facilities maintenance experience.
  • Minimum 1 year of hands-on experience in Building Management System (BMS) operations.
  • Experience in HVAC, electrical, plumbing, fire alarm, and building services systems.
  • Ability to read and interpret electrical single-line diagrams and technical drawings.
  • Experience in troubleshooting electrical controls, motors, and associated equipment.

  • Strong knowledge of BMS operations and building services.
  • Excellent troubleshooting and analytical skills.
  • Good understanding of HVAC, electrical, plumbing, and fire protection systems.
  • Proficiency in computer applications and report preparation.
  • Strong attention to detail and problem-solving abilities.
  • Good communication skills in English.
  • Ability to work independently and respond effectively during emergency situations.
  • Customer-focused with a strong sense of responsibility and accountability.
