Job Summary

We are seeking an experienced Assistant Engineer – HVAC to support daily HVAC operations and maintenance at Burj Khalifa. The successful candidate will supervise maintenance teams, coordinate resources and subcontractors, and ensure maintenance activities meet contractual KPIs, safety standards, and customer expectations.

Key Responsibilities

  • Assist the HVAC Engineer in planning and managing daily operations, ensuring effective deployment of technicians and team leaders.
  • Coordinate preventive, corrective, and reactive maintenance to meet service standards and contractual KPIs.
  • Provide hands-on technical support for troubleshooting HVAC equipment, distribution networks, and control systems.
  • Monitor maintenance activities through the Computer-Aided Facilities Management (CAFM) system and follow up on work orders.
  • Supervise, guide, and evaluate team performance, identify training needs, and support employee development.
  • Coordinate materials, spare parts, tools, and other resources required for maintenance activities.
  • Monitor specialist subcontractors to ensure quality and timely service delivery.
  • Assist management with Bills of Quantities (BOQs) for additional works and follow up on execution.
  • Prepare technical reports, maintenance updates, and operational records.
  • Conduct regular team meetings and promote consistent standards of service, workmanship, and professional conduct.
  • Identify and implement process improvements to enhance operational efficiency and customer satisfaction.
  • Ensure compliance with Farnek's Integrated Management System (IMS), Health, Safety and Environment (HSE) requirements, and site procedures.
  • Support operational decisions and delegated approvals during the HVAC Engineer's absence, within company and site policies.

Qualifications and Experience

  • Engineering degree in HVAC or an equivalent qualification or level of relevant practical experience.
  • 3–5 years of experience in a facilities management company, with relevant HVAC operations and maintenance responsibilities.
  • Proven experience in team leadership and maintenance operations management.
  • Experience working in a multicultural environment.

Technical Skills

  • Strong knowledge of HVAC distribution networks, regulation, and controls.
  • Hands-on experience is essential with AHUs, OHUs, heat wheels, fans, precision air-conditioning units, split units, chillers, and chilled water networks.
  • Experience with HVAC starter panels and motor controls, including star-delta, soft starters, DOL starters, and VFDs.
  • Experience with Building Management Systems (BMS).
  • Good knowledge of control valves, sensors, and HVAC controls programming.
  • Strong troubleshooting and problem-solving capabilities.
  • Proficiency in CAFM systems and Microsoft Word and Excel.
  • Knowledge of the local supplier market.
