Job Descriptions:
A- Leadership Role
- Upholds, safeguards, and promotes companys philosophy, including vision, mission and values to ensure that they are pertinent and practiced throughout the company;
- Provides leadership and ensures efficient and effective management of staff and resources in the Marketing department;
- In consultation with HR department, implements effective succession planning, people management, development, recruitment, assessment and retention strategies for the department.
B- Policy Development
- In conjunction with the management team, plans and develops company policies & procedures and ensures that they are carried out and administered fairly and consistently;
- Reviews and advises management on the effectiveness of internal policies and procedures, and brings up ideas to change, improve and update as appropriate.
C- Planning and Budgeting
- Develops short-term and long-term strategies for the marketing, communications, public relations, and research development programs to enhance the companys image and position within the marketplace and the general public;
- Develops systems and procedures to ensure the smooth operation of the marketing programs; designs appropriate measurement tools to monitor and evaluate the effectiveness of various marketing efforts.
D- Marketing Functions
- Marketing strategy
- Develops and creates strategies, policies and procedures that will improve and maximize occupancy of the mall; plans and executes innovative events, marketing and advertising activities to increase traffic, sales and retention of customers;
- Implements and evaluates the effectiveness of comprehensive marketing programs and takes corrective actions for improvements.
Communications
- Facilitates internal and external communications and designates, produces and distributes the marketing materials including publications, media relations, customer awareness and so forth;
- Provides communication solutions for all events and guest service promotions including the up-dating of mall guides, directory boards and general guest services literatures; organizes and manages customer loyalty and shopper incentive programs;
- Builds positive relations with tenants; plans and organizes tenant meetings, customer service training, tenant communications; evaluates and improves overall tenant relations and customer service on an ongoing basis;
- Works effectively with relevant departments to ensure optimum business effectiveness and information is communicated throughout the company and its subsidiaries.
Public relations
- Coordinates public relations efforts that maintain the malls in a favorable light, creates interest in the malls, promotes special events, and increases exposure of tenants; builds relationships with key media, agencies, community and enhance the overall perception of the company.
Research and development:
- Conducts and analyzes market research, trend analysis and strategies; coordinates research activities for the malls (customer studies, foot fall, tenant mix, demographics); continually evaluates the competition and market conditions to ensure the successfulness of the execution of marketing strategies.
E- Leasing Functions:
Leasing Administration/Management
- Maintains and administers all tenant documents of all retail properties under the Company such as agreement, amendment, renewal, termination, announcement, incentive, etc. to ensure that all documents are safely kept, correct and up to date
Property Market Surveys/Research
- Conducts and analyzes market research, trend analysis and strategies; coordinates research activities for all retail properties under the Company (customer studies, foot fall, tenant mix, demographics); continually evaluates the competition and market conditions to ensure the successfulness of the execution of marketing strategies.
Tenant Relations
- Directs the leasing of vacant spaces including stores and outlets, kiosks, promotional areas, advertising panels and so forth to ensure an optimum occupancy rate and revenue generated;
- Develops leasing plans to identify new clients and negotiate with prospective tenants to maximize income in line with the business plan;
- Controls the overall customer services of all retail properties under the Company by analyzing customer needs, developing customer care facilities, and handling customer complaints etc. to ensure customer satisfaction and standards of service excellence;
- Communicates effectively to provide necessary information to all tenants within retail properties under the Company including circulars, notices, management information, other events, etc.
Leasing Campaigns/Activities
- Works closely with Marketing and relevant departments to carry out various marketing programs and activities for the purpose of maximizing the traffic and purchasing power in all retail properties under the Company;
- Ensures proper tenant mix in the retail property in line with business strategy and market demand, and to achieve the Companys desired business objectives
Job Requirements:
- Master Degree/Bachelor degree in Business Administration or another related field.
- Minimum 5 years experience in marketing and leasing/or related shopping center or another related field.
- Management and leadership skill
- Excellent communication skill both written and verbal; excellent interpersonal skills and a collaborative management style
- Persuasion and conflict resolution skills
- Strategic and analytical still
- English Proficiency; Chinese is plus
- MS-Office (Word, Excel, PowerPoint, etc.).
- Result-orientated self-starter and high energy able to work independently but also a strong team player dependable and organized
- Excellent interpersonal and ability to deal with multiple tasks effectively and establish priorities
- Ability to work independently combined with a strong collaborative style of communication
- Creative and innovative approach to solving problems.
