About the job Expansion Manager

Job Targets:

  • Find as many suitable locations as possible.
  • Negotiate lowest possible rents with favorable rental contracts.

Responsibilities:

  • He/she identifies and suggests suitable store locations according to the company's definitions and conditions. He/she negotiates the rental terms and conditions and prepares the contracts.
  • He/she decides on locations and offers from landlords which are not suitable to the company and has the authority to reject these.
  • He/she follows up the rent contract durations.
  • He/she ensures the extension of the rental contract or finds a new suitable store on time before the end of the contract duration.
  • He/she arranges for all legal authorization procedures related with the opening and operation of stores.
  • He/she arranges for good quality construction works according to the company´s construction manual.
  • He/she suggests to the Regional Manager architects and construction companies who are suitable to work for the company.
  • He/she ensures that construction arrangements and all materials used are in conformity with the company's standards including constructions made on behalf of the landlord.
  • He/she carries out controls about the compliance of constructors with relevant contracts and to advise the Regional Manager about irregularities discovered.
  • He/she works in coordination with the Sales Manager, Area Managers and Logistic Manager on size of the stores, designs, basic layouts and the access for truck.

Qualifications:

  • Bachelor's degree in Business Administration, Real Estate Management, Architecture, Civil Engineering, or a related field.
  • 5 years of experience in site acquisition, lease negotiation, and property development, preferably in retail or trading companies.
  • Experience in coordinating construction projects and ensuring compliance with company standards.
  • Excellent negotiation and communication skills for dealing with landlords, contractors, and internal teams.
  • Strong analytical and decision-making abilities to evaluate site potential and reject unsuitable offers.
  • Ability to manage multiple projects simultaneously and meet strict deadlines.
