Job Description: As the Senior Preconstruction Manager, you will play a critical role in the success of the projects by overseeing the precon phase from conception to completion. You will work closely with clients, architects, engineers, subcontractors, and internal teams to develop comprehensive plans, budgets, and schedules that meet project requirements and exceed client expectations. The ideal candidate will have senior-level experience in the commercial construction space, exceptional attention to detail, and strong organizational skills.

Responsibilities:

  1. Lead the preconstruction phase for multiple projects simultaneously, including both interiors and ground-up construction.
  2. Collaborate with clients, architects, engineers, and internal teams to understand project goals, scope, and requirements.
  3. Conduct thorough site evaluations and assessments to identify potential challenges, risks, and opportunities.
  4. Develop accurate and detailed cost estimates, budgets, and schedules for proposed projects.
  5. Review and analyze project drawings, specifications, and contracts to ensure alignment with project goals and objectives.
  6. Prepare and present preconstruction proposals, presentations, and reports to clients and stakeholders.
  7. Provide value engineering suggestions and alternative solutions to optimize project outcomes while controlling costs.
  8. Manage the preconstruction team, providing guidance, support, and mentorship as needed.

Requirements:

  1. Bachelor's degree in Construction Management, Engineering, Architecture, or related field.
  2. Minimum of 8 years of experience in commercial construction, with a focus on preconstruction management.
  3. Proven track record of successfully managing preconstruction phases for large-scale projects.
  4. Strong proficiency in construction estimating software, scheduling software, and Microsoft Office Suite.
  5. Exceptional attention to detail and accuracy, with the ability to analyze complex data and information.
  6. Strong organizational skills, with the ability to prioritize tasks and manage multiple projects simultaneously.
  7. Leadership skills, with the ability to motivate and inspire team members to achieve project goals.
  8. Knowledge of building codes, regulations, and industry standards related to commercial construction.
  9. Professional certifications such as LEED, PMP, or CCM are a plus.
