Job Description:
We are currently seeking an experienced Multifamily Superintendent with a proven track record of successfully completing a minimum of 4 projects in Texas, each with a minimum budget of $50 million. The ideal candidate will bring a wealth of construction management expertise, a commitment to quality, and a passion for delivering projects on time and within budget.
Responsibilities:
1. **Project Management:**
- Oversee the planning, scheduling, and execution of multifamily construction projects in accordance with project specifications and timelines.
- Ensure that all projects meet quality standards and are completed within the allocated budget.
2. **Team Leadership:**
- Provide strong leadership to on-site construction teams, subcontractors, and other stakeholders to ensure efficient and effective collaboration.
- Foster a positive and safety-oriented work environment.
3. **Budget Control:**
- Manage project budgets, ensuring that costs are controlled and that the project remains within the approved financial parameters.
- Identify and address any budgetary concerns promptly.
4. **Quality Assurance:**
- Implement and enforce quality control procedures to ensure that workmanship and materials meet or exceed industry standards.
- Conduct regular inspections to verify compliance with project specifications.
5. **Communication:**
- Maintain open and transparent communication with project stakeholders, including clients, architects, engineers, and subcontractors.
- Provide regular progress updates and address any issues or concerns in a timely manner.
6. **Scheduling:**
- Develop and manage project schedules, ensuring that milestones and deadlines are met.
- Proactively identify potential scheduling conflicts and implement solutions to mitigate delays.
7. **Regulatory Compliance:**
- Ensure that all construction activities comply with relevant building codes, regulations, and safety standards.
- Coordinate with regulatory authorities and inspectors as required.
8. **Problem Resolution:**
- Identify and address any issues or obstacles that may arise during the construction process.
- Implement effective problem-solving strategies to keep projects on track.
Qualifications:
- Minimum of 8 years of experience in construction management with a focus on multifamily projects.
- Proven track record of successfully completing a minimum of 4 multifamily projects in Texas, each with a budget of $50 million or more.
- Strong leadership and team management skills.
- In-depth knowledge of construction processes, materials, and methods.
- Excellent communication and interpersonal skills.
- Familiarity with relevant building codes, regulations, and safety standards.
- Ability to effectively use project management software.
