Overview:
The role of Estimating Manager involves overseeing and executing bids for multiple and/or complex projects. This position entails full responsibility for the estimating and bid process, including plan and specification review, bid invitations, internal budgeting and quantity takeoffs, subcontractor bid evaluations, etc
Autonomy & Decision Making:
Makes decisions within defined authority limits and seeks supervisor consultation for other matters.
Key Responsibilities:
- Conducts quantity survey of materials per project plans.
- Analyzes project specifications.
- Maintains a traceable quantity survey record across estimates.
- Facilitates vendor/subcontractor pricing and bid coordination.
- Distributes plans and specifications to vendors/subcontractors.
- Builds collaborative relationships with stakeholders.
- Prepares complex cost estimates for competitive bids and negotiated proposals.
- Summarizes material and other costs for vendor quotes.
- Tracks value engineering from development to project documentation.
- Develops scopes of work for all trades.
- Utilizes project schedule and logistics knowledge in estimates.
- Collaborates with operations for constructability reviews.
- Provides comprehensive deliverables at major estimate completion.
- Manages bid forms and bid day activities.
- Applies project schedule knowledge to preconstruction efforts.
- Assesses subcontractor market and prequalifies subcontractors.
- Analyzes building components and MEP systems.
- Reviews financial risk and ensures fee enhancements are within estimates.
- Builds and maintains client and subcontractor relationships.
- Presents estimates and proposals and participates in procurement presentations.
- Coordinates feasibility studies on building systems life-cycle costs.
- Leads efforts to analyze and store project cost history.
- Maintains Subcontractor database.
Knowledge, Skills & Abilities:
- Accuracy, completeness, and timeliness in work.
- Effective verbal and written communication.
- Proficiency in MS Office, particularly Excel.
- Advanced ability to read and understand drawings and specifications.
- Proficiency in Bluebeam for quantity takeoffs.
- Knowledge of construction management means and methods.
- Ability to develop General Requirement estimates.
- Proficiency in Microsoft Project to assist with developing preliminary Schedules.
Education:
- Preferred (but not required) Bachelors degree in construction management, engineering, architecture, or related field.
- Equivalent relevant experience is acceptable.
Experience:
- 5 years of estimating experience required.
- Preference for a total of 8 years of construction experience.
Job Type: Full-time
Pay: $75,000.00 - $90,000.00 per year
