Our client is seeking a Commercial Construction Contract & Procurement Manager to join the Design & Construction team. Reporting to the VP of Construction Services, this role leads the sourcing and procurement of construction materials, services, and contractors for new builds, remodels, and infrastructure projects. The position requires deep expertise in construction procurement, supplier management, contract negotiation, and cost‑efficient sourcing strategies.

Requirements:

Strategic Procurement Leadership

  • Develop and execute sourcing strategies aligned with construction project goals and business objectives.
  • Partner with project managers, contractors, and vendors to forecast and fulfill sourcing needs.

Supplier & Contractor Management

  • Negotiate pricing, terms, and contracts to ensure competitive cost and quality.
  • Manage supplier performance and ensure compliance with contractual obligations.
  • Identify alternative suppliers to reduce risk and maintain vendor redundancy.
  • Review and redline contracts to ensure corporate terms and conditions are upheld.
  • Identify, evaluate, and establish relationships with construction suppliers, contractors, and equipment vendors.

Project Sourcing & Execution Support

  • Oversee sourcing of materials, equipment, and services for new builds, expansions, and renovations.
  • Ensure timely delivery of materials to meet project schedules and equipment delivery timelines.
  • Collaborate with project teams to ensure sourced materials meet specifications and quality standards.

Budgeting & Cost Control

  • Identify cost‑saving opportunities without compromising quality or timelines.
  • Work with finance to develop project budgets and maintain sourcing activities within financial constraints.
  • Analyze market trends, pricing, and supply chain dynamics to adjust sourcing strategies.

Market Intelligence

  • Provide insights on innovations that may benefit construction operations.
  • Conduct market research on construction materials, suppliers, and emerging technologies.

Team Collaboration & Development

  • Lead, mentor, and train junior procurement team members.
  • Build and maintain strong relationships with external vendors.
  • Collaborate with internal teams including project managers, architects, designers, and engineering departments.

Qualifications/Must-Haves:

  • 5 years of management experience.
  • 5+ years of experience in construction sourcing or procurement.
  • Strong negotiation, contract management, and communication skills.
  • 3 years of functional experience in procurement or construction sourcing.
  • Experience supporting new builds and remodels in commercial construction.
  • Deep understanding of construction timelines, materials, and procurement best practices.
  • Bachelor's degree in Construction Management, Procurement, Supply Chain, Business, or related field.

Nice-to-Haves:

  • CPSM or PMP certification.
  • Experience sourcing specialized equipment for general contractors in commercial construction.
