Land Acquisition Manager (Low Rise)

Location: Vaughan, ON

Salary: $100,000-$130,000

1. Primary Purpose

The Manager, Acquisitions (Low Rise) will be primarily responsible for managing and supporting the acquisition process of potential low-rise development sites to be acquired for our clients Land Development team. They will assist in managing the entire lot and land acquisitions process for potential and ongoing land development sites through research, report writing, market and financial analysis, due diligence, etc.

2. Responsibilities

- Manage the underwriting process for land acquisition opportunities, including the preparation of specific competitive market analysis studies and preparing financial proformas to present to senior management for potential acquisitions.

- Determine lot and land values in specific submarkets by comparing like property sales through public records, developers, and other professional affiliates.

- Track and monitor significant land transactions within existing and potential market territories.

- Review and interpret zoning, land use ordinances, and master plans.

- Support the due diligence process by completing due diligence checklists required for investment committee applications and presentations.

- Lead and assist senior management in assembling Investment Committee (IC) Memos for corporate submittal, which includes the preparation of executive summaries, marketing summaries, area maps, aerial photos, lot/land competitive market analysis, financial narratives, and proformas.

- Develop a broad understanding of the various municipalities in existing and potential market territories and coordinate government review.

- Develop a broad understanding of the market, including the competition, house types/sizes, price points, and sales absorptions for each existing and potential market territory within the region.

- Update and maintain land pipeline reports, lot contract summaries, cost analysis reports, and associated exhibits for the division.

- Handle amendments and modifications to purchase and sale agreements and letters of intent.

- Manage files and systems needed within the land department.

3. Education

Bachelor's degree in Economics, Business Administration, Real Estate, Planning, or a similar field.

4. Professional/Trade Expertise Experience

- 3-5 years of homebuilding industry experience in Land Acquisition or Development.

- Strong negotiation skills with the ability to prepare, interpret, and present financial and statistical market analyses.

- Solid understanding of the housing market and associated trends and market analysis.

- Advanced Excel and financial modeling experience.

- Ability to present information to senior management, public groups, and/or internal employees as required.

- Strong analytical and research skills, with the ability to gather information from a variety of sources and compile it in a timely manner.

- Basic understanding of letters of intent and agreements of purchase and sale.

5. Complexity & Problem Solving

The Manager, Acquisitions (Low Rise) must be able to gather information from various sources and compile well-documented analyses. The ability to determine the relevancy of data in these analyses is a critical skill for the role.

6. Relationship Management

Internal

- Work closely with analysts to manage workflow and productivity.

- Key stakeholders include various departments such as Finance, Accounting, Investment Management, Sales.

External

- Various consultants, planners, real estate brokers/agents, etc.

7. Leading People

Number of Direct Reports

- 1 or more Acquisitions Analysts, as required.

8. Decision Making

The ability to make decisions and recommendations, either independently or collaboratively as a team, is essential. A significant amount of collaboration is required with other key teams across the organization.

9. Impact

This role is responsible for ensuring that financial analyses, proformas, and due diligence contain accurate data to support business decisions. Errors in submitted work may negatively impact the business.

Level of Effort:

- Light effort.

Working Conditions:

- Work is performed in a quiet office environment. The role requires a focus on large volumes of data and reporting, which may lead to mental fatigue.
