Position Overview
As a partner to leadership, the pre-construction specialist will lead front-end planning, budgeting, and estimating. This high-visibility role moves beyond "back-office" work, merging technical accuracy with high-level strategy to shape the preconstruction process.
You will work directly with executives to guide projects from concept to construction, serving as a primary face of the company to clients and stakeholders. This is an ideal role for a high-performer seeking a collaborative environment with an open-door culture.
Key Responsibilities
Executive Partnership: Act as the right-hand to the leadership team, offloading preconstruction deliverables and providing strategic financial insights.
Budgeting & Estimating: Prepare detailed ground-up cost estimates and comprehensive project budgets.
Proposal Leadership: Develop and manage formal bid proposals, ensuring a smooth transition to the operations team.
Design Collaboration: Review drawings and specifications, collaborating closely with architects and engineers during design development.
Value Engineering: Proactively provide cost-saving strategies and value engineering recommendations to maximize project efficiency.
Client Engagement: Lead client meetings, clearly communicating budget expectations and project milestones with a professional, polished demeanor.
Subcontractor Management: Oversee subcontractor solicitation, bid leveling, and scope analysis.
Qualifications
5+ years of experience in commercial construction estimating or preconstruction.
Ground-up commercial construction experience required.
Experience preparing formal bids and project budgets.
Strong understanding of construction methods, sequencing, and cost analysis.
Ability to read and interpret construction drawings and specifications.
Experience in retail or tilt-wall construction preferred.
Engineering or construction-related degrees are a plus.
