About the Opportunity
We are seeking a sharp, detail-obsessed Pre-Construction Manager to serve as the critical link between a project award and successful field execution. This isn't just a desk job; it is a high-level strategic role designed to eliminate "stagnation" and ensure our Project Managers and Superintendents can hit the ground running without missing quotes or permit delays.
The ideal candidate comes from a Commercial General Contracting background (PM or Estimating) and possesses the technical "detail-level" intelligence to spot problems before they exist. You aren't just looking at numbers; you are building the roadmap for the entire project's success.
Key Responsibilities
- Project Packaging: Take awarded projects (often at 80% clarity) and resolve all outstanding RFIs, design inconsistencies, and scope gaps.
- The 30-Day Launch Pad: Identify every critical action needed in the first 30 days of a project—permits, long-lead items, and trade coordination—to ensure a fast, successful launch.
- Buy-out & Sub Coordination: Reach out to subcontractors, validate bids, ensure quotes are comprehensive, and eliminate the "we just guessed the number" mentality.
- Plan & Permit Mastery: Thoroughly review IFB vs. IFC plans to identify omissions. Navigate the permitting and inspection landscape to ensure all legal hurdles are cleared before boots hit the dirt.
- Internal "Pitch" Meetings: Lead transition meetings where you "pitch" the project plan to the PMs and Superintendents, proving you have a total command of the projects technical details.
- Budget Validation: Collaborate with leadership and data analysts to lock in final pre-construction budgets.

Required Qualifications
- 5+ years of experience in Project Management, Estimating, or Pre-Con within the Commercial Construction industry.
- Strong background in Civil, Drainage, or Concrete-heavy projects is highly preferred.
- Ability to interpret complex plans, elevations, and site work requirements.
- Proven track record of managing "the handoff"—moving a project from a bid to a live, functioning job site.
- Highly organized with the ability to manage multiple project "packages" simultaneously without losing quality.
