WHAT YOU WILL DO
Reporting to the Director of Sales, Japan (DOSJ), and Assistant Director of Sales (ADOS) , the Sales Manager is based at the one of Oakwood Japan property and is accountable for the following:
• Develops and calls on potential new clients in the designated territory or as directed by the DOSM, ADOS and/or
Sales Manager. Clients to include top multinational regional and headquartered companies, government agencies,
and other industries as assigned.
• Joins key networking groups and attends conferences and industry related trade shows.
• Participates in weekly meetings, provides updates on potential business, partner with other departments and
assigned (farmer Strategic Account Manager or Executive) to resolve client service issues and property tours, etc.
• Uses brochures, property photos and press releases as part of his/her in person visits with decision –makers.
• Uses resources such as local newspapers, magazines, online, internet and other tools weekly to secure new
business leads.
• Utilizes CRM tools such as Apptivo and other Oakwood resources to secure business. Communicates with current
and potential clients through digital postcards, property profiles and e-mail.
• Promotes Oakwood to clients through personal visits, target companies and industry direct mailers, client gifts
(including birthdays) and holiday promotions. Such client gifts include Oakwood’s Give Aways. In addition, learns
about his/her client’s hobbies and favorite restaurants, and buys gifts reflecting their personal preferences.
• After each client visit, sends follow–up letter or thank you email note when appropriate.
• Negotiates and closes move-ins. Uses the whiteboard or the PMS (property management inventory systems) as
an allocation tool and liaises with colleagues to ensure and secure maximum availability.
• Actively pursue Hotel RFP program for properties that are short stay enabled by working closely with OWWA Sales Team
in targeting the right corporations by completing the RFP Solicitation Plan.
• Completes monthly target plan no later than the 3rd of the month of each month and reviews plan with Director of Sales
& Marketing, ADOS or Strategic Business Development Executive.
• Each day, tracks all client inter-actions in CRM (e.g. telephone calls, in person visits, mailers).
This information should include whom he/she has spoken with during the day, a summary of the conversation
with his/her contact, potential business, and any follow-up items.
• Inquires if his/her clients have serviced apartment requirements in other destinations where Oakwood has
properties (outside of Japan). Focuses to achieve 3 outbound leads per month.
• Manages his/her time effectively by scheduling each week to achieve each sales activity target as per the appendix.
• Prepares brochures the day prior to meetings.
• Maps out territory and schedules client visits in the same area weekly and presents DOSM with a weekly call schedule.
Blitzes a new office building or area to or from his/her scheduled appointment. Tracks offices and areas developments
• Organizes each day so that he/she is handling productive client calls between prime selling hours, Saves all other activities
for other times.
• Demonstrates a high level of ethical, social and environmental responsibility by participating in special projects and
assignments such as corporate social responsibility, charity programs, community services and Associate Committee.
WHAT WE LOOK FOR
• Possess at least a Bachelor’s Degree in Hospitality, Business, Management or equivalent
• At least 5 years of proven Sales experience with a strong knowledge of the hospitality sector
• Proven track record at the Regional Corporate Office in a Hotel or Service Apartment from a reputable International Hotel
Chain is preferred
• A creative and self-motivated individual who is able to work well with ambiguity
• An effective communicator who is capable of connecting with people at all levels and achieving business results
• An effective negotiator with a win-win outcome and has excellent problem-solving skills
• Financially skilled in preparing budget and sales reports
• Ability to multi-task and work well with teams and individuals
• Ability to use Microsoft Office applications (Microsoft Word, Excel and PowerPoint)
• Travel for this position may be required
