Job Title – Quantity Surveyor
Location: Abu Dhabi, UAE
About the Role
We are seeking a detail-oriented and commercially driven Quantity Surveyor to manage all aspects of cost estimation, budgeting, contract administration, and financial control for construction projects. The role will ensure projects are delivered within budget while maintaining high standards of quality, compliance, and contractual accuracy.
Key Responsibilities
Cost Estimation & Budgeting
- Prepare detailed cost estimates, BOQs (Bills of Quantities), and project budgets.
- Analyze drawings, specifications, and project documents to determine material and labor costs.
- Support feasibility studies and cost planning for new developments.
- Assist in value engineering to optimize project costs without compromising quality.
Contract Administration
- Manage tendering processes, including evaluation of bids and contractor selection.
- Prepare, review, and administer contracts, variations, and claims.
- Ensure all contractual obligations are clearly defined and properly executed.
- Handle correspondence related to contractual matters and project changes.
Cost Control & Financial Management
- Monitor project costs and track expenditure against approved budgets.
- Evaluate variation orders, claims, and change requests.
- Prepare interim valuations, payment certificates, and final accounts.
- Identify cost overruns and recommend corrective actions.
Procurement Support
- Assist procurement teams with technical and commercial evaluations.
- Review material and subcontractor quotations for compliance and cost efficiency.
- Support negotiation processes with suppliers and subcontractors.
- Ensure procurement aligns with project budgets and timelines.
Project Monitoring & Reporting
- Prepare regular cost reports, financial forecasts, and project performance summaries.
- Track project progress in relation to budget and schedule.
- Provide cost advice and financial insights to project managers.
- Maintain accurate records of all financial and contractual documentation.
Stakeholder Coordination
- Liaise with consultants, contractors, project managers, and clients.
- Attend project meetings and provide commercial updates.
- Support dispute resolution and contractual discussions when required.
- Ensure alignment between design, execution, and financial objectives.
Compliance & Risk Management
- Ensure compliance with contractual terms, industry standards, and regulations.
- Identify financial and contractual risks and propose mitigation strategies.
- Maintain proper documentation for audits and project reviews.
Qualifications & Experience
- Bachelor's Degree in Quantity Surveying, Civil Engineering, Construction Management, or related field.
- Professional membership (RICS or equivalent) is an advantage.
- 4–10 years of experience in quantity surveying within real estate development or construction projects.
- Strong experience in cost control, contract administration, and BOQ preparation.
- Knowledge of UAE construction market practices is preferred.
