About Bocobay

Bocobay is a growing vacation rental management company operating across the Caribbean. We manage a portfolio of villas and vacation homes, with a strong focus on guest experience, property standards, and operational excellence.

We are looking for a Cluster Villa Manager to take ownership of a designated group of Bocobay villas and ensure they are consistently ready, well maintained, and operating at Bocobay standards.

The Role

As a Cluster Villa Manager, you will be responsible for the day-to-day operational performance of a designated cluster of villas.

You will know your assigned properties in detail. You will regularly visit them, identify issues before they affect guests, coordinate with Housekeeping, Maintenance, CX, and other departments, and make sure every property is prepared for a smooth guest stay.

You will be the operational point of contact for your assigned properties and will play an important role in protecting the Bocobay guest experience and property standards.

Key Responsibilities

Villa Operations

• Take ownership of the day-to-day condition and operational readiness of your assigned villas.

• Conduct regular inspections of all assigned properties.

• Ensure villas are clean, organized, functional, and guest-ready.

• Identify maintenance, cleanliness, safety, and inventory issues during property visits.

• Follow up on outstanding issues until they are fully resolved.

• Ensure corrective actions are completed within the required timeframe.

• Monitor recurring issues and communicate them to management.

• Travel regularly between assigned Bocobay properties throughout Aruba.

Guest Experience

• Support the coordination of guest check-ins and checkouts when required.

• Respond to and follow up on operational guest requests related to assigned villas.

• Work closely with the CX team to resolve guest issues quickly.

• Assist with urgent guest situations at the property level.

• Ensure guest requests are properly communicated and followed through.

• Help maintain a consistent Bocobay guest experience across all assigned villas.

Housekeeping & Maintenance

• Coordinate closely with Housekeeping to ensure villas are prepared according to Bocobay standards.

• Verify that required linens, amenities, and supplies are available.

• Coordinate with Maintenance regarding repairs and preventative maintenance.

• Follow up on maintenance tickets and outstanding work.

• Inspect completed maintenance work to ensure the issue has been properly resolved.

• Identify maintenance needs before they become guest complaints.

• Ensure properties are properly prepared before guest arrival.

• Escalate repeated or serious operational issues to management.

Property Standards & Quality Control

• Conduct routine quality inspections of assigned villas.

• Check the condition of furniture, appliances, AC units, lighting, WiFi, locks, bathrooms, kitchens, outdoor areas, and other key property elements.

• Identify damaged, missing, stained, or deteriorated items.

• Monitor safety and operational standards.

• Ensure property issues are documented and assigned to the correct department.

• Maintain a high level of accountability for the properties within your cluster.

Owner & Internal Communication

• Support strong relationships with property owners and ensure operational concerns are addressed professionally.

• Communicate relevant property updates to the appropriate internal teams.

• Work closely with CX, Housekeeping, Maintenance, Front Desk, Finance, and Management.

• Keep internal systems and property information updated.

• Escalate important owner or property concerns to management.

Daily Operations

• Review upcoming arrivals and departures for your assigned villas.

• Identify properties requiring additional attention before arrival.

• Follow up on open maintenance and housekeeping issues.

• Monitor operational tasks and deadlines.

• Conduct property visits based on operational priorities.

• Ensure urgent issues receive immediate attention.

• Provide clear updates to management regarding property conditions and outstanding issues.

What We Are Looking For

• Previous experience in property management, hospitality, vacation rentals, hotel operations, housekeeping supervision, or a similar role.

• Strong organizational and time management skills.

• Excellent attention to detail.

• Strong communication and problem-solving skills.

• Ability to work independently and take ownership of assigned properties.

• Ability to coordinate effectively with multiple departments.

• Comfortable traveling between properties throughout Aruba.

• Ability to handle guest and owner concerns professionally.

• Basic computer and smartphone skills.

• Experience with Breezeway, Hostaway, or similar property management systems is an advantage.

• Valid driver's license.

• Reliable and punctual.

• Flexible availability based on operational needs.
