About the job Hotel Operations Manager – Asset Management
We are supporting a hospitality investment and asset management group in Oman with the appointment of a Hotel Operations Manager within the Asset Management department.
This is an owner-side hotel portfolio oversight role, not a day-to-day hotel property operations role. The position focuses on hotel performance, operator accountability, financial review, capex planning, operational audits, and long-term asset value improvement.
Role Focus
The successful candidate will support the asset owner by reviewing and monitoring the performance of hotel assets across the portfolio. This includes working with hotel operators, brand representatives, senior leadership, and internal stakeholders to ensure that operations, financial performance, brand standards, and ownership objectives are aligned.
Key Responsibilities
- Review hotel portfolio performance from an ownership and asset management perspective.
- Review operating statements, budgets, forecasts, business plans, cash flow, and capex requirements.
- Monitor and challenge hotel operator performance against agreed objectives.
- Conduct asset reviews, property inspections, and operational audits.
- Assess service standards, maintenance standards, brand compliance, and operational performance.
- Analyse market trends, competitive positioning, demand drivers, and revenue opportunities.
- Participate in owner-operator performance review meetings.
- Prepare asset management reports, dashboards, benchmarking analysis, and performance updates.
- Support asset repositioning, operator transitions, due diligence, and investment-related decisions where required.
Essential Experience
Applicants should have experience in at least one of the following areas:
- Hotel asset management
- Hospitality investment or development
- Owner representation
- Hospitality advisory or consulting
- Portfolio-level hotel performance management
- Corporate or regional hotel operations with strong financial, capex, and owner-side exposure
Requirements
- Minimum 10 years of progressive hospitality experience.
- Strong understanding of hotel operating statements, budgets, forecasts, capex, cash flow, revenue performance, and margin improvement.
- Experience reviewing or monitoring hotel operator performance.
- Experience with luxury or upscale hotel brands.
- Strong Excel, reporting, presentation, and stakeholder management skills.
- Exposure to STR, HotStats, Opera, IDS, EzRMS, MARSHA, SkyRes, or similar systems would be an advantage.
Important Clarification
The official contract title is Hotel Operations Manager. However, the role sits within the Asset Management department and is focused on owner-side hotel portfolio oversight, not daily hotel property operations.
