Main Purpose:

A Development Manager will be responsible for driving the commercial success and execution portfolio by leading real estate projects from raw land inception through to final delivery. This role strategically converts market insights and feasibility studies into highly profitable, buildable master communities—maximizing land yield (BUA), optimizing design-to-cost ratios, and accelerating regulatory approvals while safeguarding product quality and project timelines.

Key Responsibilities:

1.Strategic Planning & Market Alignment

  • End-to-End Governance: Oversee and manage all aspects of large-scale property development projects from initial inception, site acquisition, and concept design through to construction and final marketing delivery.
  • Strategic Alignment: Lead overall planning and execution of multiple development projects simultaneously, ensuring every phase aligns with the company's long-term vision and master-growth strategy.
  • Market-Driven Acquisitions: Conduct detailed market research, demographic trend tracking, and complex feasibility studies to back up site acquisitions and development decisions and to determine the most profitable use of land (e.g., residential vs. commercial).

Stay updated on industry trends, market conditions, and regulatory requirements to identify potential risks and opportunities for the company.

  • Feasibility & Yield: Conducting financial and technical feasibility studies to maximize Built-Up Area (BUA) efficiency ratios and optimize the product mix (unit sizes, bedroom counts) for rapid market absorption
  • Manage the acquisition and due diligence process for potential development sites, including feasibility studies, financial analysis, and risk assessments.

2. Design Management and Control

  • Consultant & Design Control: Convert development briefs into buildable, sellable master plans. Collaborate with internal and external stakeholders to develop project concepts, designs, and plans that meet the company's objectives and vision.
  • BUA Optimization: Maximize efficiency ratios between Gross Floor Area (GFA) and Built-Up Area (BUA) while ensuring design specifications directly match marketing and sales collateral.
  • Value Engineering: Reviewing designs and Bills of Quantities (BOQs) to eliminate dead space and find cost-effective material alternatives, protecting the aesthetic while improving the project's Internal Rate of Return (IRR).

3. Project Lifecycle & Interface Management

  • Commercial Governance: Oversee budgeting, scheduling, and resource allocation across multiple real estate projects. Partner with procurement and commercial arms to negotiate favorable terms with contractors and suppliers.
  • Cross-Functional Coordination: Lead cross-departmental teams (Sales, Marketing, Technical Office, Construction) to guarantee smooth, timely, and efficient project handovers, including managing construction-stage RFIs.
  • Risk & Executive Reporting: Continuously monitor project KPIs, identify potential schedule bottlenecks proactively, and implement mitigation solutions. Prepare risk assessments and status reports for senior management.
  • Regulatory Approvals: Navigating local building codes and procedures to secure ministerial/municipal approvals and utility permits without delaying the master schedule.
  • Handover: Transitioning completed Issued for Construction (IFC) packages to the construction or technical office teams and resolving any design-related Requests for Information (RFIs).

4. Financial & Commercial Governance

  • Budget & Capital Control: Oversee the master project budget, tracking cash flow requirements and capital expenditures (CapEx) against the initial feasibility baseline to protect profit margins.
  • Contract Negotiation & Procurement: Partner with the commercial team to negotiate contracts with contractors, specialist consultants, and material suppliers to secure favorable credit terms and minimize financial risk.
  • Reporting Prepare transparent project updates, risk matrices, and financial performance reports.

Prepare and present project proposals, progress reports, and financial analysis to senior management.

5. Construction Phase Alignment & Risk Mitigation

  • Change Order & Variation Review: Evaluation and technical audit of any requested design changes during construction to avoid scope creep and budget overruns.
  • Proactive Risk Management: Identify potential supply chain bottlenecks, regulatory delays, or site constraints early, implementing immediate mitigation strategies to protect the master timeline.

6. Commercialization & Customer Handover

  • Phased Launch Strategy: Collaborate with Sales and Marketing to define the inventory release schedule, staging show-units and mock-ups to drive pre-launch momentum.
  • Community Management Integration: Coordinate with facility and property management teams during the final design stages to ensure operational efficiencies (maintenance accessibility, waste management, security routing) are built into the infrastructure.
  • Delivery & Handover Standards: Establish quality-assurance benchmarks for the final delivery of units to clients, minimizing snagging lists and protecting the developer's market reputation.
  • Perform any additional related tasks as assigned.

Specifications (Qualifications, Experience, and Skills)

  • Bachelor's degree in engineering "Architecture/Civil"
  • 10–15 years in design management with a real estate developer
  • Proficiency in project management software (e.g Primavera,Microsoft Office, AUTOCAD
  • Financial and feasibility analysis capabilities.
