About the job Senior Development Engineer
Main Purpose:
The Senior Development Engineer is responsible for translating strategic master plans, feasibility metrics, and development briefs into buildable, cost-effective, and sellable designs. Acting as the technical core of the development team, this role drives aggressive engineering value optimization (BUA & design-to-cost), and navigates the technical permitting process to ensure projects smoothly transition from concept to active construction on time and within budget.
Key Responsibilities:
Technical Planning & Yield Optimization
- Feasibility Modeling Support: Provide technical engineering inputs for initial site assessments and financial feasibility studies for potential land acquisitions.
- BUA & Yield Engineering: Review architectural and engineering drawings to optimize efficiency ratios between Gross Floor Area (GFA) and Built-Up Area (BUA), eliminating "dead space" to maximize sellable or leasable inventory.
- Market-Product Alignment: Collaborate on product-mix definitions to ensure technical design specifications (unit sizes, utility allocations, layout structures) align cleanly with sales strategy and target demographics.
Design Management & Consultant Control
- Consultant Supervision: Manage architects, structural engineers, and MEP consultants across all design stages (Concept, Schematic, Detailed Design, and Construction Documents).
- Technical Compliance Audits: Review all consultant deliverables to guarantee strict compliance with development briefs, structural integrity, target budgets, and local building codes.
- Design Workshops: Chair technical design coordination workshops across multiple disciplines (architecture, structure, MEP, landscape, and infrastructure) to eliminate design clashes early.
Value Engineering & Cost Control
- Design-to-Cost Tracking: Drive value-engineering exercises alongside cost consultants and the commercial team to hit target "cost-per-square-meter" metrics without hurting the project's aesthetic value.
- BOQ & Budget Auditing: Review design-stage Bills of Quantities (BOQs) and cost plans to proactively identify and flag scope creep, specification drift, or budget overruns.
- Material Optimization: Research and propose high-impact alternative materials or engineering methods that lower hard costs while safeguarding product longevity and quality.
Permitting, Approvals & Lifecycle Interfaces
- Construction Handover: Manage the compilation and seamless handover of Issued for Construction (IFC) packages to the Technical Office and Construction teams.
Commercial Asset Alignment: Coordinate with Sales and Marketing teams to ensure physical mock-ups, renders, and show units match engineering realities and built parameters.
Specifications (Qualifications, Experience, and Skills)
- Bachelor's degree in engineering "Architecture/Civil"
- 4-6 years in design management with a real estate developer
- Proficiency in project management software (e.g Primavera,Microsoft Office, AUTOCAD
- Proven experience working on large-scale residential, commercial, or mixed-use master communities in Egypt.
