Position Overview:
We are looking for a highly skilled and experienced Senior Project Manager with a robust background in civil engineering to lead the execution of high-rise and landed property development projects. This role will require expertise in overseeing the entire project lifecycle, from conception to handover, ensuring projects are delivered on time, within budget, and in line with the highest standards of quality, compliance, and safety. The ideal candidate will have substantial experience in both construction and property development, along with strong leadership skills and the ability to coordinate diverse stakeholders across multiple phases of development.

Key Responsibilities:

Project Planning & Strategy:
Develop and review initial project plans, establishing a comprehensive timeline in collaboration with sales, marketing, and senior leadership teams to ensure alignment with the companys objectives.
Provide preliminary cost estimates and cashflow projections for the development phase.
Conduct in-depth site surveys, evaluating local demographics, potential challenges, and zoning restrictions, while identifying critical compliance requirements and regulatory issues.
Collaborate with stakeholders to establish clear project scopes, goals, and deliverables.

Project Delivery & Execution:
Lead and manage the day-to-day operations of the project, ensuring adherence to timelines, budgets, and quality standards in accordance with the Project Quality Plan (PQP).
Coordinate with contractors, consultants, and internal teams to ensure efficient progress and delivery in line with the project specifications and regulatory requirements.
Monitor the construction process, ensuring all tasks are completed to the highest standards of quality, safety, and compliance with local authorities.
Work with consultants to secure necessary certifications, including Certificates of Completion & Compliance (CCC), and ensure all regulatory documentation is finalized.

Stakeholder Engagement & Communication:
Serve as the main point of contact between the development team, contractors, architects, engineers, and other stakeholders, maintaining clear and consistent communication throughout the project lifecycle.
Provide regular updates to senior management, highlighting project progress, key milestones, budget performance, and potential risks.
Develop and maintain strong relationships with vendors, contractors, consultants, and regulatory agencies to facilitate project success and mitigate potential roadblocks.

Budget & Cost Control:
Monitor and control project budgets, ensuring costs are within approved limits and financial targets are met.
Identify and implement cost-saving strategies without compromising quality, safety, or compliance.
Manage contract negotiations, variations, and vendor agreements, ensuring all contracts are executed efficiently and effectively.

Project Closeout:
Ensure all deliverables meet agreed-upon specifications, and conduct final inspections to confirm compliance with quality standards.
Conduct post-project evaluations, including financial analysis, timeline assessments, and quality reviews, to gather lessons learned and improve future project execution.

Requirements:

Education: Bachelors degree or Diploma in Civil or Structural Engineering, or a related field.
Experience:
o Minimum of 8-years in the construction and property development industry, with at least 3 years in a managerial or leadership role.
o Proven track record in successfully managing full-cycle property development projects, including high-rise and landed property developments.

Skills & Expertise:
o In-depth knowledge of construction techniques, engineering principles, materials, design, and project management methodologies.
o Advanced proficiency in budgeting, financial forecasting, and cost management.
o Excellent communication skills in both English and Bahasa Malaysia, with the ability to engage and influence diverse stakeholders.
o Strong organizational and leadership abilities, with a proven ability to manage multiple teams and competing priorities effectively.
