About the job Estimator – Urban Development (Subdivisions)
Estimator – Urban Development (Subdivisions)
Help Shape the Communities Before They're Built
Every subdivision starts long before the first machine hits the ground.
It starts with a decision: Can we win it? Can we deliver it? And at what cost?
At our client, those decisions matter—and they're made by people who understand the detail, the risk, and the reality of delivering urban development projects in SE Queensland.
As an Estimator specialising in subdivisions, you won't just be pricing jobs. You'll be helping shape new communities—roads, services, drainage, and infrastructure that define how people live.
This is a role for someone who understands the ground conditions, the utilities challenges, and the commercial pressures that come with urban development—and enjoys turning that into smart, competitive, and deliverable tenders.
Why This Role Matters
Our client is building a strong position in the SE QLD urban development market—working with developers, consultants, and delivery partners across a growing pipeline of subdivision projects.
Winning the right work—and pricing it properly—is critical.
That's where you come in.
You'll be the person who:
- Sees risk where others don't
- Understands what drawings don't always say
- Prices work not just to win—but to deliver successfully
Your work directly influences which projects the business secures—and how well they perform.
What You'll Be Doing (Day to Day)
This is a hands-on estimating role focused on multiple projects.
You'll:
- Prepare detailed cost estimates for subdivision and urban development projects
- Review drawings, specifications, and geotechnical data to identify risks and opportunities
- Build first-principles estimates across earthworks, roadworks, drainage, and utilities
- Engage with suppliers and subcontractors to obtain competitive pricing
- Work closely with delivery teams to ensure estimates reflect real construction methodologies
- Participate in tender strategy discussions—where to push, where to protect margin
- Support value engineering and alternative methodologies to improve competitiveness
- Contribute to post-tender handovers so delivery teams start with clarity
You'll be involved from early-stage opportunity through to final submission.
What Makes This Role Different
This isn't just about sitting behind a spreadsheet.
You'll be:
- Working on projects that actually get built—subdivisions shaping SE QLD growth
- Involved in decision-making, not just number-crunching
- Collaborating with people who understand construction, not just theory
- Given the autonomy to apply your judgement and experience
And importantly—you'll see the outcomes of your work on site.
About You
You're someone who understands how subdivisions really work—not just on paper.
You likely:
- Have experience estimating civil works for urban development / subdivisions
- Understand SE QLD conditions—ground, weather, utilities, and authority requirements
- Can build estimates from first principles, not just rely on historical rates
- Are commercially aware and understand the balance between winning work and protecting margin
- Communicate well with both technical teams and leadership
- Enjoy problem-solving and thinking beyond what's shown in the drawings
Whether you're an established estimator or stepping up into a more senior role, what matters most is your practical understanding of delivery and risk.
Typical Project Scope You'll Work On
- Bulk earthworks and site preparation
- Roadworks and pavement construction
- Stormwater drainage and flood mitigation
- Sewer, water, and utilities coordination
- Retaining structures and associated civil works
- Full greenfield and staged subdivision developments
