Senior Commercial Manager – Project Delivery | Brisbane

A major project delivery partner with a secured pipeline of landmark residential developments is seeking an experienced Senior Commercial Manager to lead the commercial delivery of multiple mid to high-rise residential projects across Brisbane. This newly created leadership position has been established to support a strong forward workload of more than 1,000 apartments over the next four years and offers the opportunity to become a key member of the senior project leadership team. This is a delivery-focused role responsible for leading the commercial function from project commencement through to practical completion while supporting a seamless transition from pre-construction into delivery.

The Role:

Reporting to the Project Director, you will lead the commercial management of projects throughout construction, ensuring strong financial performance, effective contract administration and proactive commercial risk management. Key responsibilities include:

• Lead all commercial and contractual aspects of project delivery from commencement through to final account.
• Manage head contract obligations and subcontract administration.
• Oversee procurement, trade package management and subcontract negotiations.
• Manage progress claims, variations, EOTs, commercial correspondence and dispute resolution.
• Maintain accurate cost forecasting, cash flow and financial reporting.
• Monitor project budgets and identify commercial risks and opportunities.
• Work closely with Project Managers, Site Managers and Construction Teams to achieve commercial objectives.
• Mentor and develop Contract Administrators and Commercial team members.
• Support project handover from the pre-construction team and provide commercial input where required.
• Provide commercial reporting and recommendations to senior management.

What We're Looking For:

• Degree qualified in Quantity Surveying, Construction Management, Commercial Management or a related discipline.
• Minimum 10 years' experience in commercial management or senior contract administration within a Tier 1 or Tier 2 construction contractor.
• Experience with professional organisations such as AIQS, RICS or CIOB will be well regarded but is not essential.
• Strong experience delivering commercial outcomes across mid to high-rise residential, commercial or mixed-use developments.
• Demonstrated experience managing procurement, subcontract administration, cost control, forecasting, variations and commercial reporting.
• Proven ability to lead commercial teams and mentor Contract Administrators.
• Strong understanding of Australian Standard contracts and commercial risk management.
• Excellent stakeholder management and negotiation skills.
• Ability to work collaboratively with project delivery teams to achieve programme, commercial and client objectives.
