A Major Project Delivery Partner construction group with a strong forward pipeline is seeking a dynamic and experienced Commercial Manager to join its executive leadership team on multiple construction projects, all comprising mid to high rise residential developments in Brisbane. This is a newly created role due to a strong forward pipeline of over 1,000 apartments in the next 3-4 years through a strategic partnership initially comprising:

• A multi-tower mixed use riverfront development of 3 storeys with Stages 1 valued at $200M+ luxury riverfront residential development in progress with 3 confirmed Stages.
• A 160-apartment inner-city residential project commencing early 2027 in Brisbane CBD.
• A further pipeline of multi-stage residential developments confirmed and scheduled to follow mid to late 2027.

This is a pivotal leadership role sitting across pre-construction and delivery, with direct influence on project success from design through to completion.

The Role

As Commercial Manager, you will lead the full commercial lifecycle of projects, with a strong emphasis on front-end design and cost alignment, before transitioning into oversight of delivery. Key responsibilities include:

• Lead commercial input during design development, ensuring buildability and cost alignment.
• Take projects from Design & Documentation Bills of Quantities Pricing Commercial Close-Out.
• Drive agreement and sign-off of all trade packages and procurement strategies.
• Work closely with Development, Design, and Delivery teams to ensure seamless transition from pre-construction to site.
• Oversee and mentor a team of Contract Administrators and Commercial staff.
• Maintain control of budgets and cost plans, procurement strategy and trade engagement, variations, claims, and commercial risk.
• Provide high-level reporting to senior leadership.

What We're Looking For

• Degree qualified in Quantity Surveying, Construction Management, Commercial Management or Engineering or related discipline with a minimum of 10+ years commercial / contract administration experience within a Tier 2 or upper-Tier construction environment is required.
• Candidates with professional affiliations with recognised bodies such as the Royal Institution of Chartered Surveyors (RICS), Australian Institute of Quantity Surveyors, Chartered Institute of Building would be highly regarded but not essential.
• Strong capability in the interpretation and influence in design documentation, development and management of Bills of Quantities, pricing of projects and driving commercial close-out pre-construction are pre-requirements of this role.
• Candidates must be highly design aware with the ability to identify cost and buildability risks early, will challenge and refine design outcomes and will align design intent with commercial objectives.
• The ability to lead CA teams and broader commercial functions is required with strong stakeholder engagement across Developers, Consultants and Internal delivery teams
• Track record in taking projects from early design through to financial close
• Experience across mid to high-rise residential projects highly regarded.
