Senior Contract Administrator – Landmark Tower Development

We are representing a privately owned developer-builder delivering a landmark $2.5 billion mixed-use precinct on the Gold Coast, and an opportunity has arisen for a high-calibre Senior Contract Administrator to join the team on a flagship tower stage. This is a major vertical construction project within a multi-tower masterplan, offering long-term continuity, strong leadership and the ability to take true ownership of commercial outcomes within a developer-led delivery model.
Working closely with the Senior Project Manager and site leadership team, this role is not purely administrative — it requires a commercially astute operator capable of driving procurement strategy, developing detailed Scope of Works, and controlling trade package performance from inception through delivery. The development includes:
- 5-Star international hotel with branded residences
- Luxury residential towers
- Retail and commercial podium levels
- Extensive lifestyle and resort amenities
- Major basement and supporting infrastructure
Delivered under a full D&C model with in-house construction capability, forming part of a 5–6 year staged program (2 + 2 tower delivery).
Key Responsibilities:
- Lead the end-to-end development of detailed Scope of Works across all trade packages, ensuring technical accuracy, buildability and full alignment with design, programme and procurement strategy.
- Drive procurement strategy and subcontractor engagement, including tender packaging, negotiation and award.
- Prepare and administer subcontract agreements with clearly defined scope, risk allocation and performance requirements.
- Take ownership of cost reporting, forecasting and financial performance across all project packages
- Assess and manage variations, claims and commercial risks, ensuring positions are robust and defensible.
- Monitor subcontractor performance against scope, programme and commercial obligations.
- Work closely with design, engineering and site teams to ensure scope clarity and eliminate gaps or overlaps.
- Ensure contractual compliance and commercial governance across all packages.
- Provide structured commercial reporting and strategic input to senior project leadership.
Critical Capability - Scope of Works (Key Requirement)
This role requires a candidate who can:
- Develop fully detailed, trade-specific Scope of Works from first principles
- Identify and eliminate scope gaps, overlaps and ambiguities prior to procurement
- Translate drawings and design intent into clear, enforceable subcontract scopes
- Drive buildability, sequencing and risk mitigation through scope definition
- Take ownership of scope as a commercial control mechanism, not just documentation
Attributes:
- Degree in Construction Management, Quantity Surveying, Engineering or similar experience will be considered
- 10–15+ years Contract Administration experience, with strong exposure to high-rise / mega-scale developments
- Proven experience within Southeast Queensland construction market
- Advanced knowledge of QBCC Contract Law and D&C delivery models
- Strong commercial acumen across cost planning, procurement and contract negotiation
- Demonstrated ability to manage complex, high-value trade packages
- Established subcontractor and industry relationships highly regarded
- Excellent stakeholder management and communication skills
