We represent a privately owned developer-builder delivering a landmark $2.5 billion multi-tower mixed-use precinct on the Gold Coast and are seeking an experienced Senior Project Manager to play a critical leadership role on one of the flagship tower stages. Based on site, this position will act as the key conduit between the site delivery teams and the Construction Director at Head Office, ensuring construction delivery, programme performance and contractor management remain aligned with the broader development strategy.

The role provides the opportunity to operate within a developer-led structure with in-house construction capability, allowing for streamlined decision making, close engagement with leadership and meaningful ownership of programme outcomes. The Development project forms part of a staged masterplan and will incorporate:

  • 5-Star international hotel with branded residences
  • Luxury residential tower components
  • Retail and commercial podium levels
  • Extensive lifestyle and resort amenities
  • Major basement and supporting infrastructure

Delivery will be undertaken under a full Design & Construct contract model, supported by in-house construction capability, with the overall precinct delivered through a 6–8-year staged programme (2 + 2 tower delivery structure).

Reporting to the Construction Director, the Senior Project Manager will provide delivery leadership across the construction programme while ensuring alignment between site operations, contractor performance and executive governance.

Key responsibilities include:

  • Managing a core team of project and site professionals with oversight of the coordination of major contractor packages and ensure programme integrity across all stages of the tower delivery.
  • Acting as the primary interface between the site delivery team and Construction Director.
  • Oversight of construction delivery, programme performance and critical path management.
  • Coordinating contractor activities across structural, façade and complex building services packages.
  • Monitoring programme sequencing and construction methodology across a high-rise delivery environment.
  • Managing contractor performance, productivity and milestone delivery.
  • Supporting commercial governance including variations, risk mitigation and delivery reporting.
  • Maintaining premium quality standards aligned with luxury residential and hospitality assets.
  • Ensuring WHS compliance across a dense multi-trade construction environment.
  • Providing structured reporting and delivery updates to senior leadership.
  • Supporting the development team with programme alignment and delivery strategy.
  • Leading and mentoring the project and site delivery teams

The attributes we seek include:

  • Bachelors degree in construction management, engineering or related discipline (trade pathway also considered).
  • 15+ years experience delivering major construction projects.
  • Proven leadership on high-rise residential or mixed-use developments.
  • Experience delivering 40+ storey towers highly advantageous.
  • Background within developer-builder or Tier 1 contractor environments.
  • Strong understanding of Design & Construct procurement models.
  • Commercial awareness with the ability to translate site conditions into structured reporting.
  • Confident leadership style with the ability to manage complex project teams.
